I got my answer on the property that I think we put a decent bid on.  NO.  Just flat out rejected.

Why would anyone just say no, and not come back with what they want?

The broker for this company is the one that presented the offer to the buyers.  At this point, I am wondering if the broker is upset with my buyers, because they have put in two bids on two other properties that are listed w/ his office.  They were low offers.  I was even laughed at by one of the listing agents.

Could he just be rejecting the buyer, and not the offer?

  From what I understand, the broker was advising the seller on what he should and shouldn't accept.

Are you even allowed to do that?

I am dumbfounded.

Agents -- are just that agents -- the seller or the buyer are the principals -- the seller or the buyer are supposed to make the decisions.  This is very unprofessional.  I always try to present my buyer's offers in person to the seller and the seller's agent.  Is this possible in your state?

Listening to your Needs
The buyers agent here never presents the offer to the seller. I call the sellers on ocassions where the offers are way low and tell them to reject an offer. Its advice only and is meant to get them the highest price for the home.

I just had something very similar happen to me. A flat out rejection. I wonder if the agent even presented the offer. But there is no way to prove otherwise.
