Today, I did an Irvine, KY Home Inspection. OK, it wasn't really IN Irvine, it was 12 miles or so up in the mountains southeast of Irvine, KY. But around there, that counts as Irvine, KY because it's the closest town you can easily drive to without swimming a river.
Ah, if I could just convince Mrs. Erby of the joys of country living.
And yes, the seller claims there's some good bass in that pond at front left.
But, while it was a beautiful place and well built, the local copper thieves had obviously been there to pay a visit. It's been sitting vacant for awhile and apparently someone knew it was vacant.

There used to be a heat pump unit where the ductwork all met.
The thieves were a lazy bunch that left quite a bit of copper behind. Seems they could have cut it a little closer to the end.

And how much fun would life be if I didn't throw in a picture of some good ole Git Er Done Good Nuff Kentucky Hillbilly Plumbing skills under the kitchen sink.

Let's see here.
Connect the ABS piping from the sink to a washing machine drain hose with duct tape.
Connect the washing machine hose to an ABS trap with duct tape.
Connect the ABS trap to a PVC drain arm.
Must have worked. Weren't any water stains on the floor of the cabinet.
Git Er Done - Good Nuff!
All in all, a peaceful ride by the river and up and over the hills.

I think the current owners are a little angry about the thorough inspection you did. They didn't have one done and it cost them $18K. I, my loan officer and my agent think a home inspection is well worth what I paid.

Thank You for the outstanding job you did on the inspection. We bought and sold 9 houses and this was the only inspection that was ever done properly. It was helpful and we will use it to do the repairs with a system, instead of the guess work we usually do. Thanks again

That will cost a Buyer a fortune to replace all the stolen pipes and reconnect under sink.

Copper theft is a major problem in the Atlanta area too. Missing HVAC units are right up there too.
I wonder if the homeowner had insurance. If not, hmmm.
I wonder, too, what the buyer said about that.
I used to see a ton of houses with stolen copper, but it doesn't happen much any more, now that the price of copper has gone down.
I remember inspecting one house where the thieves had stolen all of the copper gas lines, but someone had painted the copper water lines silver, so they didn't take any of them. I got a good chuckle out of that.
