There are a number of companies that offer home warranties to sellers during the listing period that are transferrable to buyers at closing for a fee, or that can be purchased for the buyer at closing.
Typically coverage can include the major systems in a home such as the HVAC system, Water Heater, Attic Exhaust Fan, plumbing systems, electrical systems and most kitchen appliances. Warranty prices range from about $390.00 on up to $600.00 for basic coverage depending on the warranty company. There is a wide variance in price for the "basic" warranties because each company may offer different features and benefits within their individual plans.
Recently, a seller that I represented and who'd maintained a warranty on his property was able to get his water heater and garbage disposal replaced as a result of the buyers home inspection. His only cost? A $60.00 trip fee to the plumber who was sent by the warranty company. The same client confided that over the twelve years that he'd maintained the warranty he'd had his electric range repaired, His washing machine and dryer repaired and the blower motor in the HVAC system replaced. In this owners experience the annual cost of the warranty has been well worth the price.
Over the years I've personally seen Refrigerators, Dish washers, Ovens, Stoves, Water Heaters, Air conditioning units, Gas Pack Furnaces, Well Pumps and a number of other items repaired or replaced due to warranty coverage. In each case the home-owner was very happy that they had the coverage in place. As a Realtor, getting through the repair request phase of a real estate transaction can be one of the stumbling blocks to a successful closing. Warranty coverage can soften the anxieties of all parties involved in the sale or purchase of a home.
