Cruising along Sudley Manor Drive in Bristow, VA you pass many large, and fairly new communities that were begun in the later 1990's to early 2000's.   Victory Lakes, east of Linton Hall Road, takes up many blocks facing Sudley Manor Drive on both sides of the road.  Braemar, west of Linton Hall Road and also straddling both side of Sudley Manor Drive is also another large neighborhood.  Driving through Braemar on Sudley Manor you may just miss the entrance to Braemar's Active Adult neighborhood of Dunbarton.  Spring is a time when this unassuming entrance may get a bit more attention due to the white buds on the trees marking the Dunbarton Sudley Manor boundary.

Dunbarton is technically a part of the larger subdivision of Braemar, but is age restricted to those ages 55 or better.  It is a gated community with 478 homes.  Each home has a main level master suite to give the ease of one level living.  Most homes are built on slab lots, but you will find the occassional home with a basement.

You will find a mix of single family homes and attached duplexes within Dunbarton.  There are no condo buildings in this Active Adult community as you find in Heritage Hunt or Regency at Dominion Valley.  The duplexes, with their two bedroom, two bathroom floor plans make for a great alternative to Active Adult condo living if you still have the desire to maintain a small yard.  The attached one car garages enter from the rear of the home, by a private alley and make for great street scapes.  They are the smallest floor plans available in the community, offering approximately 1800 square feet without a basement.

Of course, there are three level colonial style single family homes that offer a large amount of space for those that may be struggling with the idea of downsizing.  The single family home floor plans all have two car attached garages and offer anywhere from 1800 square feet to over 3500 ssquare feet.  Bottomline:  No matter the space requirement, there is a suitable home for you in Dunbarton.

Basic cable and internet service are provided as part of the Dunbarton HOA dues, which are approximately $250/month.  As a Dunbarton resident, you also have access to the Dunbarton Clubhouse that houses a library, billiard room, exercise room, indoor pool, informal gathering area and party room.  The clubhouse deck overlooks Broad Run and gives some spectacular views in the Spring and Fall.  Did I mention there are tennis courts and a putting green on the Clubhouse grounds?

Dunbarton is a great value for someone who is interested in the Active Adult lifestyle, but doesn't have use for an eighteen hole golf course, as you would get in Heritage Hunt and Regency at Dominion Valley.  You can have all the community events, and one level living, in a modest sized community.
