My family and I just took a trip to South Fork, Colorado.  Sure the mountains in the area are beautiful and the fishing is great but WOW! the real estate prices are high... I was shocked at what land in the desert is selling for. None the less, I understand why many buy and build cabins in the area. The real estate market in scenic travel destinations with Fly Fishing, hunting and scenic rivers & mountain area's is to the point of stupidity. I don't like the laws in colorado regarding Private Property on these scenic rivers though.  The land owners actually own the ground under the water therefor making it illegal for one to fly fish the sections of the rivers that are through these properties.  You can float down these sections on a raft, canoe but you can't get out of the floating vessel...  Better use the bathroom before you go.  

Here in Oklahoma and Arkansas I can fish any navigatable river up to the high water mark or basically ten feet of any shoreline. After all, I don't think anybody should OWN the river.
