The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market.
There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive.
The sold properties are slightly less than February's, nevertheless there were 6 sold properties.
In today's Banking Environment we need to be cautious when we look at the sold numbers. It can send a deceptive message month to month as well as year over year, because loans are taking longer to get approved. Partially this is due to delays in Appraisals as well as due to closer scrutinizing of the potential buyers financial well being.
