So, You Bought a New Condo in Vancouver, BC?--CHECKLIST

 

So, you bought a new condo--congratulations!

Did you have your own buyer's agent with you or did you rely on the on site agent to help you with the contract of purchase and sale?
Did you find about deposit monies and were you clear about the handling of your deposit monies?
Was a disclosure statement provided to you? 
Did you read (and understand) the disclosure statement?
Did you get any advice from a qualified professional regarding the disclosure statement?
Did you sign the disclosure statement? 
Do you know about your right of rescission and the amount of days it takes to rescind properly?
Did you obtain a copy of the contract for your own files?
Do you know about the warranty in place for your new condo? What do you know about the warranty being provided by the developer?  

Are you aware of substitutions of materials regarding the new condominium?
Did it state anything about walk-throughs with the developers, possession dates and closing dates?

It is always a good idea to get your own representation with your own buyer's agent when buying any type of property, especially a new home.  They can be your guide in getting crucial information to you. Buying a new condominium from a developer is different than buying a resale home.  Know your rights and obligations as a purchaser before you sign the contract and make sure you have your lawyer review your offer.
