Are you moving to Van Nuys? Did you know homes located west of the 405 freeway are now called Lake Balboa homes. There is a lake called Lake Balboa but it's actually located in Encino. Van Nuys does have it's own Airport - The Van Nuys Airport.
The Van Nuys / Sherman Oaks border changed early last year causing homes adjacent to Sherman Oaks to now be included in the city of Sherman Oaks area. In return, the value of those homes increased anywhere from 20%-35%. Wow!
Van Nuys is a really big area and the heart of the San Fernando Valley. Van Nuys blvd is the major street that runs through the center of Van Nuys.
As a home-buyer, you need to work with a local professional who knows the area. There are many pros and cons to living in Van Nuys. For example, if you don't know the flight path of the Van Nuys airport, you may end up buying a home with a lot of airplane noise.
Furthermore, the Budweiser Brewery Plant in Van Nuys gives off a wierd smell that can stretch for miles. Sometimes, I can smell the plant from my house in Sherman Oaks. That's 7-12 miles away!
