Make sure you make all the necessary repairs to your home before putting it on the market.  Fixing things such as leaky faucets and sticky cabinets are an easy low cost fix.

Dirty Home Clean Your Home I think the worst experience I had showing a home is when the buyer walked in the bathroom and found dog poop.  This really turned the buyer away.  Make sure you clean your home before having buyers walk in.  You may want to purchase air neutralizers if you have pets. Scent can also turn buyers away.

Temperature

Make sure you have the temperature at a comfortable level.  If it is cold out leave the heat on for awhile before showing.  In the winter keep in mind the pipes.  As this could be a very expensive fix if overlooked.

Good low cost common sense tips for sellers.  Just had an experience yesterday with odor that was not 'neutralized' as you say. It's important to do just that -- neutralize -- rather than trying to mask with something floral or perfumey.  I, as well as one of the buyers, had to make a quick exit yesterday on a house I showed because the 'fragrance' in the house was overwhelming.  It actually made our eyes water.

Thanks Barbara.  I've been in that situation before.  It's funny my mother always insisted that you can never cover up smell.  As a child it would drive me nuts but now I'm glad she instilled it in my brain.  To this day every time I walk in her house she asks me do you smell animal?  Gotta love it.
