We need to be partners in our Real Estate transactions.  You need to know how and what I am going to say and I need to know how and what your going to say.  Our mutual goal is to do such a good job with our buyers that they will recommend us to their friends and family.

 

Having said that, how do we do it?  First we have to know each other, our backgrounds and our beliefs and how we deal with challenges as they arise (and they almost always do).  I am a champion of "Let's fix the problem and not the blame".  We need to show a unified front to all concerned.  It doesn't make any sense to throw rocks at each other in the middle of a transaction.

 

Second, when the deal is complete, we need to sit down over a cold beer or a hot coffee and critique each other.  How did we do over all ? What did we do that really felt good? What did we do that really felt wrong?  What are we going to do during the next transaction  to make it even better than this one. 

 

How and what are we going to do together, or apart, to get the next deal in our pipe line. 

 

I won't ever tell you how to write a contract.  I will give you my opinion when you ask.  Please don't tell me how to do a loan, but please do answer when I ask for your advice or help.

Amen Bruce.  If everyone would talk (buyers agent, sellers agent, loan officer and escrow) it would help out immensely.  Isnt everyone after the same goal of closing the transaction?  Why would anyone want to put up a wall and say "you cant talk to me?"  Those are the people that I flat out ever refuse to do business with again.  I dont think an agent should be told how to write a contract and I dont think a lender should be told how to do the loan.  However, if all parties are communicating (as you point out) then maybe some time, grief and effort can be saved by "getting it right the first time".  I always communicate with the lender to insure that what my buyer is offering will coincide with what the lender is expecting.  For me, it all boils down to terminology.  When representing a buyer using a VA loan, it is important for me to have the Purchase Contract worded correctly so that the buyer doesn't have any surprises at closing.  Thanks for giving me a platform to vent for a minute.
