We've seen price reductions across the board, and this listing I came across today proves to be no exception.

"Le Belvedere" - 630 Nimes Road in Bel Air (Los Angeles) was listed in February 2009 for $85 Million.

It was then reduced by $13 Million to $72 Million in August 2009.

That's a 15% price reduction!

This colossal all-steel mansion is 48,000 sq ft in size and sits on 2.2 acres. The grand  residence includes 10 Bedrooms, 14 Bathrooms, 19 fireplaces, a ballroom that can seat 200 guests, a 5000 bottle wine cellar, a gymnasium and a professional screening room.

The property is surrounded by a 1000-foot long by 36-feet high wall, has a swimming pool and swan pond, but does not have a tennis court. There is secure parking for 20 cars.

Current public records indicate property taxes in excess of $1 Million per year!

What I found interesting was the price cut from $85 to $72 Million;

Wouldn't the $72 Million buyer be the very same buyer who would consider an $85 Million property?

Stewart: That's a great point- if you can afford $72 million but not $85 million, maybe that house isn't for you!  :)  Thank you for sharing- it really is a beautiful home... more like a palace!  If I could afford that house, I don't think I'd mind about the missing tennis court, either!

I think that's going to mess up your previous MLS stats Stewart.  You are right though it seems that the differential wouldn't affect Buyers in that price range but they all have their self imposed limitations.  Thanks!

I wonder that too....seems when you are ready to spend $72 million you can pretty much pay anything...maybe that's what their pre-qual states :D

Hi Stewart...Well, finally.  It's taking much too long but it's beginning to get closer to my price range.  I am concerned about the lack of tennis courts though.  One of my daughters-in-law has won Virginia state titles a few times and likes to hit that tennis ball around.  It would have been nice to have that for her.

Well lowering the price to another price point creates more value and puts new eyeballs on the house who might only be looking up to $75 million or less.

The property is now in escrow and "Looking for Backups".

The property has been SOLD and escrow has closed ..... but the listing was marked as withdrawn from The MLS.

The final Sales Price has not been disclosed, yet!
