Mercer Island Waterfront Home Sales - Year To Date, April 2010

There were five significant sales of waterfront homes in Mercer Island so far this year, with prices ranging from $2.4 million to $4.2 million. In the same period last year, there were no Lake Washington waterfront sales at all. This increase in sales is trending along with the rest of Greater Seattle's waterfront and luxury home sales. Prices have dropped significantly in the past two years, and waterfront home buyers seem to have jumped off the fence and gotten the market moving again.

5636 E Mercer Way, Mercer Island WA
This 4 bed, 3.5 bath home sold for $2.43 million. At 4367 square feet, it's a fairly large home with views of the lake throughout. It was our only sale so far this year on the East shore of the island, with 80 feet of waterfront. The home was listed 9 months ago, and it's original asking price was $2.998 million.

4837 Forest Ave SE, Mercer Island WA
A 2770 sq ft house on the Western shore of the island sold for $2.6 million. The home has 3 beds and 2.75 baths. The street-to-water property has 53 feet of waterfront and a dock with a boathouse. It's original list price was $2.795 million and it was marketed for 9 months.

2457 60th Ave SE, Mercer Island WA
This home resides in the East Seattle community, just South of I-90 on M.I.'s Northwest shore. The 4 bed, 3 bath home has 3230 square feet of finished living space. With a generous 68 feet of lakefront and a boatlift, it sold in less than two weeks. The sale price was $2.75 million, with an original asking price of $2.995 million.

8435 SE 87th St, Mercer Island WA
The next waterfront sale had a final closing price of $3.79 million. Built in 2007, the 4 bed, 4.5 bath home is 4133 sq ft, and sits on the Southern tip of the island. It's a beatiful new home which makes great use of the winter sunlight. It was marketed for 2.5 years, with an original asking price of $5.1 million in mid-2007.

The largest home sold so far this year was, not surprisingly, also the priciest, with a final selling price of $4.195 million. The 5 bedroom, 5 bath home has an expansive 7700 square feet of interior space, by far the most spacious home in recent months to sell. The Southwest island home captures perhaps some of the best sunsets on Mercer Island year-round. This home was marketed for 7 months, with an original asking price of $5.25 million.

It's a beautiful place, Bob & Carolin.  You could always come back, although I understand the draw of AZ weather--summers in Mercer Island, winters in Phoenix?
