It's a uncommon thing...sellers that listen to their agent and price their homes appropriately and have a lot of activity quickly and sometimes an offer or two in a the first week or two on the market. Why do I say it is uncommon? Well the vast majority of sellers always want a little more than the agent suggests...this can come back later to haunt them if they agent doesn't list the home at the right price.

Many sellers feel they might have given their beautiful home away or sold too cheaply or should have started higher....this is a common feeling but nothing could be further away from the truth!

You see, when you do price your home correctly in the beginning, it should generate some Buzz,,,,it should have tons of showings and it should have an offer in the first month if not sooner....that is a CLEAR indication that the agent did an outstanding job in pricing the home, and you the seller, did an outstanding job keeping the home up and clean etc etc.

I have seen many sellers over the years that felt they couldn't sell when it came down to it because it happened too quickly....if you read the paper or listen to the TV it should take a long time in this market to sell....it doesn't have to be that way and many times sellers take less when their home IS on the market for many months, as they have to come down and come down....chasing the market Down....they take less in the end when they use that approach.

In a declining market such as we have right now not selling when you have an excellent offer could cost you $$ IF you decide to sell at a later date...even selling 3-4 months later could cost you $10/$15k if other homes in the area close lower...With the REO's coming online, each time they sell they take the comp's down on each and every home in the entire area as the banks price VERY aggressively!

Pricing ahead of the curve in this market gets you top dollar and your home sells while the other sit and they end up chasing the market....you guessed it...to take less later!

Richard, this is such a great topic especially in this market.  More then ever we need sellers to stick to supply and demand ...All homes sale if priced where they need to be .

Good points, Richard.  It's a funny place we find ourselves in as agents.  Sell it quickly and you're criticized for putting it on for too little money.  Agree to list for a higher price, and we're criticized for not doing enough to sell the house.
