Market Report For Westmount For March 2010

Westmount home sales in March 2010 saw MLS@ report 18 sales averaging $1,069,618 at an average discount of 94% off asking price. Comparatively, in January there were 9 sales at 91% of asking.  We had no expired listings as this is high season and in January there were 9 that expired.

The days on market swung from 106 days in January down to 66 days in February and crept back up in March to 89 days on market.

We started the year with 75 active listings or an inventory of 8.3 months and as sales increase and supply diminishes we are down to 5.3 months inventory for the 95 current active listings.

 

For the first time in 6 months, Montreal’s top neighbourhood has been outclassed by its rival Outremont where in March average sales were $1,096,786 on 7 sales in tight market with only 3.9 months inventory.
