Need some advice from the Experts!

     I would like some advice from some of the professional stagers here on Active Rain. I am a  REALTOR® and I often try to give advice to sellers and potential sellers on how to spruce up their homes before putting them on the market. However, I am getting my own home ready for market right now and I'm afraid that my objectivity might be a bit compromised. So maybe if I tell you what we have done so far, you can help me decide if I'm missing something.   So far we have:

                    1-Updated 1 bathroom and will do the other.

                    2-Replaced all worn carpet/flooring.

                    3-Repainted every room except one (which I am going to do)  using neutral and/or appealing colors.

                    4- Will give the house a thorough cleaning and keep it that way.

                    5-Tried to increase 'curb appeal' by cleaning siding and eliminating outdoor 'clutter'.

                    6-Eliminated indoor clutter.

                   

       There are probably a few smaller things that we have done over the past few months that aren't coming to mind right now. But if any of you would be willing to give me some pointers as to what I can do in addition to what I have already done, it would be greatly appreciated!  Thanks, Melissa.

Melissa...first of all you are right about the problem with objectivity, it happens to all of us-even those of us who are professional stagers. So my first suggestion would be to hire a stager for a consultation-they can be objective and, since you are a Realtor, I am sure one or more in your area would give you a discounted rate.

If there are no stagers in you area then perhaps find one who will does long distance consulting. I have had Realtors and clients send me photos from which I do an armchair consult. This way, you are getting a second opinion and the cost can be quite reasonable. Since it sounds like you are willing to do all the work this option might help you without costing very much.

I do a lot of online consultations both with staging and decorating. Yes, painting neutral colors and decluttering is a huge step but furniture placement, proper accessorizing and creating widest appeal to all demographics is what stagers do best. I'll be glad to help. I'll send you an e-mail.

Hi James and Julie! Thanks for your comments and suggestions. I do need pictures, that much I have learned already. The painting and installation of the flooring is all just now completed and I am now able to start putting things back where they belong. If I took pictures now you'd cringe..lol. I will be getting things situated over the next few days and will be sure to post some pics once that is done. Again, thank you for your suggestions. This is one of the many reasons AR is so great!
