Median Price - The Median sales price in January was $230,000, down 14.8 % from $270,000 in January of 2009 and up 6% from last month.
Average Price - The Average Sales Price in January was $255,119, down 22.8% from $330,536 in January of 2009 and up 5.9% from last month.
Inventory - The total inventory of homes available for sale as of January 2010 was 185, up 6.3% from 174 last month and up 2.8% from 180 in January of last year.
A comparatively low MSI(month's supply of inventory) is more beneficial for sellers while a higher MSI is better for buyers.
MSI (month's supply of inventory) for January of 8.8 months was at its lowest level compared with November 2009 and 2008.
