Flat or Eggshell:  What Type of Finish Do You Prefer for Interior Painting?

The debate over what finish to paint interior walls has been a topic of recent discussion.   I have two clients that are about to paint the inside of their homes, and are asking everyone they know what finish paint to use.  Seems the answers are as hotly contested as political opinions.  I learned that when I was in the new construction condo pre-settlement walkthrough with one of my clients.

My buyer brought up the colors he wished to paint and that he wanted to get started as soon as he took possession of the home.  I immediately recommended, since he'd had a bad prior experience with eggshell sheened paint, FLAT.  My experience with flat paint is that it cleans easily, and if touch ups are needed, you can never tell where they were made.   And on a personal note, I don't like the shine that you get on walls with eggshell.  You can see where people start and stop painting.  It gives a blocky appearance.

Needless to say, the Builder Rep who was conducting the walkthrough vehemently disagreed.  She was all about EGGSHELL.  She said it cleaned much easier and she disagreed with my assessment of being able to see touch ups or where people start and stop painting.  I hypothesized that maybe the fact that she had small children running around and touching the walls may have factored into her preference. 

Then, when meeting with a Rental Property Manager who was helping one of my Clients who is about to become a Landlord, I asked the same question:  Flat or Eggshell.  Is there is a better person to ask?  After all, a Rental Property Manager is someone who handles a lot of touch up paint jobs. 

His answer was FLAT.  Same assessment as me.  Easier to touch up and not see where it was done.  Blends right in.  He had no comment on clean up.

So what do you prefer and why?  Settlement day is about a week away and my new construction buyer is gathering all the information about paint sheens that he can.

Flat for most areas except maybe the kitchen. I think flat looks best when doing a vaulted livingroom or painting something contemporary. No brush or roller lines as you said for a clean look. Nothing worse than seeing a home painted in a bright semi-gloss with roller marks hither & there, everywhere. First thing buyers say is, what kid painted this?  Oh, ya know, the 35 year old one I married. :-)

Chris Ann:  It's funny how terms differ from area to area.  I would have thought that "flat" was a type of paint finish, and "satin finish" and even "semi-gloss" were other types of finish.  Also, in the Fort Worth area, "eggshell" is a paint color shade... not a type of finish.  Kind of like the color "bone."

By the way... if you or I know of anyone whose bones are made of eggshells... we should suggest they not take part in any contact sports.  :)

Flat, except as Karen mentioned, I am more used to hearing it called Satin in my area.

Eggshell. LOL. Hey, I hate to differ but flat looks so plain vanilla and eggshell isn't really shiny. That's what semi-gloss is for. Maybe it's a California thing, that eggshell.

Chris Ann - I have textured walls that were painted by the builder with flat paint and they didn't clean easily for me.  It seemed everytime it was brushed against with a jacket, school bag or animal it left a mark.  So now all of my walls are painted Satin, which has a little sheen, leaves no marks and it cleans easy.

Chris Ann....My vote is eggshell because is has a slight sheen which I prefer over the flat finish.

Elizabeth:  I guess I'm just not a very good painter because eggshell always looks bad when I try to use it.

Michelle:  I have no problems cleaning the flat paint I have, though the Mr. Clean erasers easily go through the one coat of flat the builders used.

Carra:  I'm an oddball. Don't like the sheen.

Hi Chris Ann, I've always used Satin. Never had a problem and I can't see where I stopped and started. It does clean easily.

You are a wealth of information for your clients. I would not dare to advise on paint types. There is already enough that I feel responsible for.  But, if I did - it would be flat paint.  I like the way it blends in.

Never heard of eggshell as a finish either.  I have flat in LR, BRs and halls.  Semi gloss in kitchen, baths and laundry room (helps with moisture and cleans easily) but I agree that flat touch ups work best.

Flat.  It's cheaper and looks just as good.  I don't care for the sheens on my wall.  They reflect the light funny.

I know what you mean.  My brother just painted his place with that satin/eggshell finish.  The light does reflect off the walls making them slightly shiny.
