Buying a home is a major investment in one's life. It is important to have a home inspection done to determine if any problems exist. One of the major areas to check is the foundation.  Recognizing foundation problems early can prevent costly repairs later on.

Cold Climate Foundation Problems - This occurs when the concrete is poured in freezing weather.  This allows for issues such as a dusty and sandy grit that comes off the top of the concrete.  This could lead to the concrete loosing strength.  Before tackling the concrete with a jack hammer have the concrete tested for strength.  

Sinking Concrete - This can be a foundation problem in older homes.  However it can occur in new homes as well.  Fixing sinking concrete is a major task no matter the technique involved.  While sometimes it can be noticeable with slanting floors other times signs can be subtle.  If you notice some of your homes doors or windows are misaligned it would be in your best interest to have the home inspected.  

Foundation Cracks- This also typically occurs in older homes.  Many times cracks do not indicate a major problem.  Fixing them can be simply cosmetic.  This scenario should not be ignored, especially in newer homes.  Any cracks in the foundation should be taken seriously and inspected by a professional as soon as possible.

Not all foundation cracks are signs of a structural problem but many are. Some cracks are normal but larger cracks may indicate a problem with the foundation. If there are concerns about the foundation your home inspector may recommend it be inspected by a qualified expert, e.g., a licensed foundation repair contractor or a structural engineer.
