As I was reading our Message of the Day in the MLXchange News today.  I was thrilled to see the following change forthcoming:

On Tuesday, August 14,2007 MLXchange will implement the Cumulative Days on the market feature (CDOM).  This will represent the cumulative number of days a property shows an "active" status within the sales cycle. 

Once a listing has been "off market" status for sixty (60) days, any newly entered listing will start the CDOM calculation process at zero.  This means that if you withdraw a listing from the system and reenter it before the sixty (60) days time frame the CDOM will count the total number of days the listing has been on the market beginning with the initial listing.

The absolute beauty of this is that it will avoid the listing, withdrawing, relisting and every other form of "status" Roulette agents play.  I think it's absolutely FABULOUS!!

Hey, I have an idea... instead of figuring out a way to manipulate the system, why don't we just price them correctly to begin with.  Maybe this will give our sellers some incentive to do it right, instead of offering them a way to cover their tracks!!

Is this a challenge in other markets or is this a Las Vegas thing??

Sue, I don't think this is a problem in our area, but it's obvious that some Realtors do this. If you look at a property's history by address, it will show any other time the property has been listed. I was just looking at a new listing yesterday and thought that it looked familiar. When I did an address search for it, I found that it's been listed 4 times in the last year and a half by the same Realtor from the same seller for the same price. Like I said, not a rampant problem, but it's still here. The CDOM feature looks great.

I'm glad to here it Sue.  We need the same system in our Bradenton, Florida MLS.  I keep seeing certain agents playing "status" Roulette as you call it.  Great term.

In my MLS, the property has to be off market for 90 days before the market time count re-starts. You can still click on the listing property history button to see the total history, but that info is only available to agents, not the general public.

After going to a broker forum and arguing the same point that the only ones we are fooling by refreshing a listing is ourselves.  Just because your DOM shows 15 days isnt going to sell it, price and curb appeal are the only things that matter.  But our good 'ol boy brokers here seem to think differently, maybe if the had a "NEW" open house that might sell it? 

Now there is a new trick, when you get a new listing that has expired, you just change the St, Ct, Ave, or just leave that off and viola, when you search property history it doesnt show up!  And we wonder why the public thinks of us as used car salesmen?  Well sorry, but starting with the new Paragon release on Sept 1, it will search for a property through three different fields. 

Here is the new Reno policy:

The NNRMLS Board of Trustees implemented a new policy on the re-listing

of active listings as "new" to begin in September with actual enforcement via

the Citation Policy deferred until October 1, 2007.

The new policy will define the circumstances in which a listing can be put

back on the market as "new". While the actual policy language is not written

yet, an overview of the policy is as follows:

Active listings that are withdrawn for any reason or expire may not be re-entered

into Paragon as a "new" listing with the same firm for 30 days. Should a listing

come back on the market for any reason during the 30 day period, the status

of BOMK (back on market) must be used. If a listing is assigned to another agent

in the company, or moved to another branch of the firm, a transfer form must

be submitted to NNRMLS for processing on the existing MLS number.

If a listing was reported as a closed transaction and re-listed by the new owner

within 30 days of the previously reported sale, the listing would be entered in

as "new". Along those same lines, if a property was withdrawn or expired in

one firm and is subsequently listed by a new brokerage, the 30-day period

would not apply and the listing would be added as "new".

The decision to put this policy in place was not made lightly. The advantages

of "refreshing" a listing and the disadvantages of the practice were discussed

and debated extensively by the NNRMLS Trustees, the local REALTOR

associations and at two recent Broker Forums. The feedback at both forums was

99% in favor of a policy requiring that a listing be off the market for a timecertain

(30 days) prior to being added as "new" again by the same office. The

distortion of the statistics in the system (exaggerated number of listings lowers

actual percentage of listings sold), the distortion of actual market time for

listings as well as the possible ramifications of misrepresenting the actual

market time of an individual property were key elements that led to the decision

to implement the policy.

This policy will be posted in MLS Docs by Mid-August and will be effective

on September 1, 2007. The Citation for violating this policy will be a Level

4 (automatic) fine of $250 and will require reactivation of the former listing,

withdrawn status on the new listing and notification to NNRMLS for removal

of the newer listing from the system. The Citation process will begin in

September without the fines. Full enforcement will begin on October 1, 2007.

In my area (Orlando FL) the same rules became effective not too long ago, can't remember exactly when.  It is great to see the "real" number of days on market on the listing screen rather than moving to the history screen.
