Rosenblum Realty awarded it’s annual Top Performer award to Philip Winburn for the fifth consecutive year. Winburn also heads Rosenblum Realty’s property management division, the greater Huntsville area’s largest single-family property management firm. Rosenblum Realty is an independent, fourth generation, family owned realty firm that has served Huntsville since 1957. About Philip

Education and Non-Realty Experience;

I hold degrees in Mechanical Engineering and in Computer Science. I worked a number of years with the Tennessee Valley Authority in Engineering Design and Contracts & Procurement in TVA’s nuclear energy programs. I also worked in TVA’s Energy Conservation & Alternative Energy programs as well as in Public and Distributor relations.

I worked a number of years in Commercial Insurance, achieving unprecedented production and serving clients in a geographic area normally serviced by two representatives.

I am a published photographer and have had photos broadcast on local news satiations.

Business Philosophy;

We credit our long-lived success in real estate as God’s blessing and a result of honest, caring business practice. A successful real estate practice is not a result of having a charismatic personality or a superior intellect. It is a result of understanding the basic principles of real estate practice and then refining and applying that understanding in an honest forthright manner.

Through experience and research we understand our local real estate market and the micro-markets of specific areas and neighborhoods. We understand local realtor protocol and how to work in alliance with the personalities of local realtors.

Our business philosophy is that the key to success is not in self-serving but in liberal giving. We often help people professionally without any prospect of earning a fee. As a result, we have earned a reputation as caring and committed professionals. It is common that we receive new business from someone who heard about us from someone we had helped.

We are always looking for ways to serve our clients more effectively and efficiently. We have tested and refined our marketing and research tools and ways to provide as much relevant and detailed data to our buyer clients as possible.

Rather than share our general opinion of a property or neighborhood with a buyer client, we provide detailed data that is relevant to the property and the clients needs.

Through our website we offer Automated Property Searches and free access to search the Huntsville AL MLS.

We don’t just say, this is a good neighborhood or a bad neighborhood. We provide clients data on schools and school trends, market value and market trends, demographics of the general area, commute times and location of shopping and places of worship. We can usually provide satellite images of the property and sometime interactive street level fly through images of a specific property or neighborhood.

Once we focus on a specific property, we research its listing history and search for any negative features in the area.

In a slow real estate market or in areas where supply outweighs demand, we have the flexibility of offering properties as lease-purchase and lease-option sales. We have successfully sold properties that had been on market for over a year and located in areas where properties were not selling at all.

Personal;

On a personal level I am married with one child at home. My wife Christina and I are active in our church. Christina earned her real estate license in 2006 and has been sucessful in both sales and in our property management division.

I grew up in a west Tennessee ranching and farming community and developed my work ethic and perseverance in that enviroment. While working a neighbors ranch I learned to ride and care for horses. I still enjoy riding and the company of horses.

When we accepted a new job in Huntsville at Raytheon, the relocation company assigned us a realtor . That realtor either didn’t understand the local Huntsville real estate market or didn’t want to invest the time to assist us in our move from Tucson. We found Philip online at the www.Huntsville-Homes.com website. Philip was just what we were looking for. He told us about areas of Huntsville to consider and started sending us properties that would meet our needs while staying in our price range. Since we didn’t have much time, he previewed houses for us, sent additional photos and gave us his impression of the homes he viewed. When we made our house hunting trip we had narrowed our search down to just a few houses. Philip helped us determine what to offer for the house and negotiated what we feel was an exceptional purchase. He helped us set up home inspections and informed us about the risk of dangerous radon levels in Huntsville and specifically in the area where the home we picked to buy is located.

After the inspections Philip helped us negotiate to have several repair items corrected. We were pressed for time when we flew back into Huntsville for closing and Philip helped us have our utilities turned on and to get to closing. We were blessed to have found philip and plan on calling him we start to look for investment homes in Huntsville once we get settled in.
