What is a good strategy for increasing listings while having increasing church responsibilities?

I am very active in my church from Sunday school teacher, choir leader, intercessory prayer, and nursery worker.  I haven't taken a lot of listings because of my minimal availablity for open houses on Sundays.  I have two Sundays a month where I am not doing a church work outside of being a saint and I can have an open house in the afternoon.  First service lets out at 11 am.

I want more listings but I also want to be fair to my seller.  I have been working with buyers mostly. It is a better advantage to have listings because the Realtor is in control of any market.

Any advice?

I think you need listings if you can afford to properly market them.  Each listing should bring in one Buyer which you can convert.

Sometimes you can get another agent to hold your open house for you.

Hold your open houses on Saturday and don't allow anything to detract from your ministry.

Thank you for the responses.  I have been asking God for direction on this issue which led me to this group.  I really want more listings but I have been referring them to others because of my various ministries. Also thank you Wayne and Linda for your encouraging comment.

In having a second agent hold the open do they receive a referral/assistance fee?

I don't think I should would Sundays either.  Will the seller's understand? Or a better question is how to make the Seller understand that I don't work Sunday when every other Realtor is holding opens on Sunday.

Leona:  In answer to your last question - how to explain to sellers - turn it into a plus.  EVERYONE HOLDS SUNDAY OPEN HOUSES - you are unique and get better potential buyers on Saturday!

I don't do open houses any more.  That's not where buyers come from-it's where we as agents can gather buyer prospects, if we're honest with our sellers about it.

I've found that if your clients and prospects know your working expectations up front, they don't demand that you work on Sundays.  I tell folks from the very beginning that the only way I work Sundays is if a contract comes in (heck yes, I will negotiate a contract!).  I don't have anyone good who fights me.  The folks who demand that I work Sundays and give up my worship and family time?  They're not the clients I want anyway.

Stick to your guns.  The treasures we're building in heaven will outstrip by far any lost listings who demand Sunday.

In the Mike Ferry training I went to, he was very adamant against open houses. Thank you for all of the encouraging words. A friend asked why would I schedule anything on Sunday in the first place.  I think that said it all right there.

I think God comes before sellers and your desire to make him happy by not working Sunday should be given more weight then your sellers desire for you to work Sunday.  It hasn't hurt me.

God comes before Sellers and anyone and anything else.  I have kept Sundays free in my service to Him.  I often think about the many agents that conduct open houses Sunday after Sunday.  Who are the "big" agents that keep themselves set apart of service to God?
