Hey Wes -

I hope you are still having great success.  I really think you have it right when you explain how the market really is to sellers and when you only list homes of people who really want to sell.

I hear Realtors all the time say that they don't want anymore listings, but really what they don't want is listings of homes owned by non-motivated sellers.  I think in any market, good or bad, motivated sellers are the key!
