New product out on the market for real estate investors.  I can blanket many of their residential loans into one Commercial loan and remove it from their personal credit report in many situations.  This could benefit your real estate investor in many ways including: helping their credit scores; allow them to buy more properties; get cash out; skip a payment or two; the benefits could be endless depending on the situation.

Interesting loan.  I haven't heard of this before.  When did this loan become available?

Molly, this loan is finally back in the commercial world.  It actually existed years ago, mostly with local and regional banks.  Now I have an option the any investor can take a look at nationwide.  Not every investor will qualify, but I believe it's at least worth their time to take a look at. Credit is not the most important factor with this deal, it depends on the LTV (loan-to-value) and the most importantly on the DSCR (Debt-Service Coverage Ratio).  Please let me know if I can answer any more questions for you.

 This is a great product for a broker to have in his portfolio.   Simply put, it makes the broker a much more valuable asset to investors and opens the door for more and better cross-sell opportunites.
