Great teams make it look easy.

If you think about exceptional sports teams or the field of entertrainment one thing stands out: they make the performance seem easy, almost effortless. But, of course, anyone who has either performed or played at a high level knows hours of time and preparation went into getting to the point of making things look easy.

Think back to some of the great double play combos in baseball, or in football, how the Dallas Cowboys of the early '90's rolled up and over other  NFL teams. Today, Parker to Duncan or Mano Ginobili have streaks of making it look easy for the Spurs too. Great teams have a way of making it look easy.

In entertainment we've had Simon and Garfunkle, the Beatles, Sam and Dave, Ike and Tina-- the list goes on and on-the good ones make it look easy. You get the point.

Thursday, I went to an inspection with my clients who are first-time home buyers. Before the inspection, I explained the process and suggested they watch the inspectors and ask questions about  any areas in which they wanted to increase their level of understanding.

By the way, my clients selected Integrity Real Estate Inspection, LLC, to handle their job. Several of my clients have used Integrity Real Estate Inspection with good results. Harold Ratliff and his son Russ are the principals for the company.

Here is the point of post. The inspection was scheduled to begin at 9:30AM. I get there at 9:20AM, Russ and Harold are already on the roof checking it out. The clients arrive at 9:30AM and introductions are made. We enter the house and the inspectors divide the chores and begin with their individual checklists.

At about 9:50AM, the WDI inspector arrives and begins his assessment of the property.  At 10AM, the security alarm inspector arrives and begins his review of the alarm system. The WDI inspector gives his oral report and readout around 10:15AM and is on his way. The alarm guy gives his report at 10:20AM. Harold provides his overall assessment of the main  inspection, answers questions and is finished at 10:35AM.

I checked my e-mail at noon, the inspection report, with digital photos, and clearly marked areas of concern are noted. The report was sent to my clients less than two hours after the inspection was completed. There are lots of competent inspectors in Texas. The good ones make it look easy.

Wayne: It is always nice when things go smoothly. It takes a team to get the job. It is nice when the realtor and buyer attend so that you can explain and show specific items as you go along. I never could understand why some folks don't attend the inspection or even the realtor doesn't show.

Carl and Ceil,

I think I've only missed one inspection. I consider the inspection a critical incident that requires my prescence. I make a point of impressing my buyer clients from our initial consultation that their attendance and participation at the inspection is a high priority item. To me, it's just as important as determining the offer price.

Thanks Wayne. Hope business continues to pick up for you. I do work within a 25 mile radius of San Antonio that takes in Kendall, Comal, Hays, Guadalupe.
