Who ever thinks the housing market is slow is not working lower priced homes in FL. In fact, I can't remember the last phase of my life where I was this busy.
Busy.....Busy.....Busy.......
At least 20 times a day I answer the phone....They want to know about some home or another, and want me to come open it and let them look around.
After a minute of conversation, I ask, will you be paying cash or needing financing?? Of course, they will need financing.
"OK", I say, "have you been to an bank or mortgage broker to start the process? "
The answers vary, but its always ends up with "NO, Not yet??"
So I have to explain how we have to have a pre qual letter with any purchase, and that is the first thing that MUST be done. So we get to the part where they want to know about the 100 dollar down HUD policy. They want to know about this because somehow they think there must be a government program to give away these homes.
So, it always ends the same way, I am nice but firm about not going out to show houses without a pre qual letter. And they, the blindly Unprepared, the grossly Unready, finally realize that at this moment they are unqualified to buy a home... I point them towards a few Mortgage Brokers, send them a few links for first time homeowners, and try to establish that if they would get started, eventually they will be qualified.
Ring RING Ring.........excuse me, its time to answer the phone again. Maybe this will be the cash buyer wanting to close in a week....Hello?
