Mr/Ms Buyer & Seller, I'm on Your Side - Why you Need a Good Realtor!
Everyone is looking to save money today; however, you still need a good Realtor when buying or selling a home. We are in a different real estate market than years gone by, especially in Boca Raton and south Florida. Back then FSBOs - For Sale By Owners - often did sell. Everything sold in those days and often quite fast. Times have changed and so has our market and the time and way homes sell. It is much more difficult and time consuming to sell a home today. In years gone by, one had only to stick a sign in their yard; not so today.
Mr/Ms Buyer & Seller, I'm on your side - You need a good Realtor whether you are buying or selling a home in today's market. Almost every home I've seen being sold by its owner is overpriced. What the owner thinks it's worth and the true market value are often very different. No, you're not going to get what your neighbor across the street got three years ago. Sorry, it's not going to happen. Times have changed. You will likely just sit on the market for a very long time.
You need a good Realtor to come in and show you how those things you love are killing your sales. I know you love them but, believe it or not, they may be hindering your sale. You may need a professional stager to come in at this point to help stage your home to get it sold. The market we are in requires professionals.
Your home needs to be marketed worldwide today - not just in the local newspaper but on every search engine worldwide. Almost every real estate transaction begins on the internet. People want information and photos and lots of them- not just two lines in the local newspaper. And they may not be sitting in your town or even your country; they may be in another country altogether.
Mr/Ms Buyer, I'm on your side too. You need a good Realtor when buying a home. I've spoken to potential clients who went on to ditch their Realtor thinking they'll save a few bucks on the commission, only to overpay when buying their home. Big mistake! We, as Real Estate Sales Agents, know the comparables in the area and we know them well. That's part of our job. We're not going to let you overpay for a home. If you do it on your own, that's your business.
You need me to find you that needle-in-a-haystack property that may have been entered in the wrong location but that may be the perfect home for you. You need me to negotiate the best possible price, because I know the comparables in the area. The current Boca Raton real estate market requires a professional. Do yourself a favor and hire a good Realtor. It will benefit you in every way.
