There is no denying today's market is a buyer's market. Making your Charlotte home stand out above the rest pays off more than ever now. In parts 1 and 2 we covered walls, ceilings and floors. Now we turn to the areas of the house that can make or break the deal: the kitchen and bathroom.

Let's start with the kitchen. The cabinets and appliances are the stars of the show. Putting in new cabinets can be costly, but if your current ones are truly worse for wear, replacement may be a necessity. If you have painted cabinets, repainting may be all you need to do.

If your appliances are staying or up for negotiation then first and foremost give them a good cleaning. If you don't have a glass top stove , you can still make it look like new by replacing the drip pans. When appliances are not staying or need replaced, some homeowners offer an appliance allowance as part of the terms of sell.

In bathrooms updating your look can really pay off. Upgrading faucets and fixtures does not have to be expensive and can easily be done as a weekend project. In both kitchens and bathrooms any cost you put into them normally has a 100% return on investment.
