During the past month I have written several posts on "The Faithful and Loyal Client" and in the last one I introduced Arden to everyone as well as gave an update. This is the perfect example of an EXECUTED Contract. This is a perfect example of a relationship with a client that last three years and many more to come!  His townhouse recorded this morning and he is legally the proud owner of his long awaited townhouse unit!

Broker Bryant wrote a post. Did you know? 15 random thoughts from Broker Bryant. and he states,  "Did you know a fully signed and accepted purchase offer is NOT an executed contract? A contract is executed when the transaction has closed and all parties have performed. A fully accepted and signed contract is a pending contract." 

In Hawaii, we do not hand over the keys until the transaction has recorded with the Bureau of Conveyances.We sign a few days before recording. The Loan Company funds the day before or in this case two days before recording and then it takes an additional day for escrow to take the documents to the Bureau of Conveyances to record the day or so following funding.

 For those of you who have not read the past posts and only want a brief rundown:

  • I have worked with Arden for three years.
  • After putting in a couple of offers he had to end up renting because he had already received a 45 day notice for the other rental.
  • He came to the office about a year and half ago and specifically wanted me to refer him to an agent on the Big Island to sell his vacant land so I would not only make a referral fee....but keep and eye on it for him.
  • He sold his 3 acres of vacant land and put his money in the bank.
  • At the end of June he came to the office and peeked in and saw me. I set appointments for a couple of days later and he put an offer in.

The past month has been pretty much non-eventful. Just a few minor ups and downs and nothing that couldn't be fixed. I've worked with wonderful people throughout. The seller's agent, the loan officer, the escrow officer were all people whom I worked with when I bought my townhouse. Same players, different buyer and townhouse (although it's also a one bedroom like mine in the same complex)

Even the last couple of days have had a few snags. Let's see:

  • Needed to do an assignment from the seller who unknowing to the seller's agent, transferred to his buddy
  • Lender needed just one more page of something signed
  • Loan Officer went on vacation but came back Saturday (his assistant did a pretty okay job while he was gone)
  • Recording was held up one daybecause the seller's 1031 docs didn't come in until Sat. evening and instead of recording yesterday it recorded this morrning.

 That okay though. I knew in the end it would all work out because we had a great team!

  • Seller's agent I had worked with her before on two other transactions (one was my own townhouse) and between the two of us we chipped in X amount credit back to the seller to make the transaction work from the very beginning. (sometimes it's not all about the money)  And she and I both answer our phones all the time or call back immediately.
  • Great Loan Officer whom I've worked on many transactions with (one of them for my own townhouse) and he got it done....as usual. He is one to ALWAYS answer when he sees my number....or call back immediately. He ALWAYS attends signing and meets us all at escrow to sign all docs.
  • Great Escrow officer  whom I've worked with on a few occasions (one of them for my own townhouse) and he always answers his phone or calls back promptly, and gets things done in a timely manner
  • And ME. Because I go above and beyond for my clients. ALWAYS. 

I have especially enjoyed working with my faithful and loyal client for the past three years. Mr. Arden "W" turned into a friend. Even though I credited some money to the seller to make this transaction work for Arden, I still went and bought him blinds for his bedroom and living room. We'll (husband and I are on a few days "vacation") see him tomorrow to install new locks and put in a ceiling bulb for his kitchen for him as well. Thank you ...again....Gary.

And on his 70th birthday, which is on Halloween I will go trick or treating to his house.....as long as he has candy to pass out.  :)

Congratulations Arden!  (I know he'll be happy in his new home. He has an agent for life)

Lisa:  Usually it is ...sign....fund....record ....all in the last 4 days. Like any transaction there can always be something that "arises" ....the seller did this the week before and we found out last week. Nothing we can do but make adjustments. And the scarey part is thinking a lot of states consider signing as the time to give the keys. We do not until it is legally recorded with the Bureau .....then the client gets the keys. ....for liability purposes....just in case the seller (or buyer) does something without telling us.

YOu are right, I wish to have all the time to just keep writing and writing and reading your blogs and make comments here on the rain, hm...    Please tell me some advises how can you handle that?    I know that  we need to organize our time, but it is difficult to write many comments and even keep blogging when we have many stuffs to do.  so, tell me your secret, come on !!!!!!

Ray:  My kid's are grown adults (so I don't have to support them or care for them like you with small baby girl...oooo...I want to see more pictures!) and I have minimal bills. I live simply and don't require a lot....and of course our market is high .....so more time for me. And I have my routine down really well for commenting and blogging.
