My family and I are in Palm Springs taking a little breather.  Given the extremely hot weather, we try to head out to the pool pretty early and stay there until 11 am or so.

Right next to the pool, there's a ping pong table.  Every morning, it stands there lonely.  No one seems to care about it.  Kids run around it.  Adults use it as an impromptu table to put their drinks and snacks on.  And, it just is plain ignored.

I am not a very sporty person, but I love playing ping pong.  I am not great at it, but boy what fun.  So... as my kids play in the pool, I trek over to the concierge desk and check out the rackets.

Funny thing happens, the moment we start playing ping pong, people start paying attention and a line starts forming.  Everyone wants to know when we'll be done so that they can have their turn.

In observing this, this morning, I was thinking that this ping pong table is very much like a house for sale.  Some homes just sit there and sit there and sit there with no one paying any attention to them.  But, a funny thing happens the moment a buyer decides to write an offer.  Someone else comes along and writes one as well.  You've seen that happen, haven't you?

So if you are selling your Pasadena home, what can you do to create the type of excitement to attract multiple buyers?  How can you create an "auction" type environment?

Some ideas may include:

  • Grouping showings together to allow several buyers to go through the house at the same time.
  • Having a shorter Open House - maybe 1 to 2 hours instead of the regular 3 to 4 hours.  Again, brings interested buyers together in a limited period of time.
  • Having an invitation only Twilight Open for neighbors.
  • Creating an 800 number with an extension specific to this home with a recording stating that it will be shown three times a week from ___ to ___ time and for buyers to meet you at that time at the property.

What do you think?  What are your ideas? 

Okay, I'm on vacation... the strangest things pop up in my mind.  :-)

See now that's when you know your heart and passion is in Real Estate! When you're on vacation looking at a ping-pong table that's getting no publicity, and all you can think about is how that ping-pong table is similar to a home sitting idly on the marketplace.

I'm sure this post will stimulate the creative juices flowing in the minds of plenty of real estate agents out there. And perfectly timed too...they can all benefit from this spark to their creativity.

Sounds like you're on a retreat and getting some clarity. Those are good ideas. I think when people get together in a competitive environment, they'll probably do your job for you when they're pointing out the good and the bad of the property. Sounds like a good idea if you are showing a nice property. Bad idea if you are showing a bad property.

Irina - awesome analogy and all to true.  I see your vacations are similar to mine, work, lol.  Stimulating activity for a home that has sat is always one for thought.  I know an agent who has a classic muscle car in mint condition.  He will often park it infront of a home to draw attention to the car as well as the sign in the lawn.  He has actually seen increased activity from this one simple gesture that does not cost him a dime.

This is so true!  I totally agree with the OPEN HOUSE thing, I do that now!  For a few reasons:

  • Open houses really aren't all that effective
  • The Auction effect is the # reason (exactly what you are talking about above)
  • I don't want to waste a Saturday sitting in someone's home and NO-ONE shows up.
  • I explain to sellers WHY I only do 1 open house (for 1 hour) to create demand!

This was a great post, sometimes we think our best during Recovery time.  ENJOY YOUR VACATION!

I like the idea of shorter open houses.. When my sister lived in Dodge City KS.. they had one hour open houses.. an agent might have 3 open houses in a day but only spend one hour at each one.. I've always thought that was sort of cool.. and people hustled to make it to those open houses..

You have some neat ideas.  The limited hours open house will decrease your traffic.  The buyer's are going to several open houses in a day.  They sometimes don't get to all of the ones they want to get to on a regular schedule.  Cutting your hours may eliminate the right buyers.

And what you've said is very true.  We've had it happen a few times this year, where homes were sitting on the market for several months and then all of a sudden, we had multiple offers.  It's crazy!

Kaye, interesting... I've been toying with the idea of putting together an Open House caravan.  Have 3 to 4 properties open for 15 to 20 minutes each.  Having interested parties meet at the first and travel together to the next one.  I think I will test this one out soon.  THANKS!!!

Bill, I'm not a huge fan of open houses.  To drum up business - yes... to sell that particular house - no.  I agree that it most likely will decrease the number of visitors, but that's okay.  I just want people showing up that are really interested in the house that I'm selling.   Good point though for agents, in terms of picking up potential buyers.  THanks for your comments!

Glad you're having a good time... and had time to post. Am tired, half brain dead and was working on one all day; the Buyer's coming in tomorrow and the timing is 1031 tricky.

Glad I read this. So, this weekend we're going to do an open house at all of our listings... and put a ping pong table in the front yard, and start playing. The house will immediately sell. Then we're coming to Palm Springs to thank you.

Did the do. Showed them some new places. No ping pong was being played though, appears the listing agents are unaware of your tabletop solution to maket rebound. Made a good offer, though one that will...,well... allow the listing agents to work wonders. They are both very good at what they do, and good friends to boot.

Angelica, thanks!  I love holding Twilight Opens.  I find that they're a great opportunity to meet neighbors and potenital home sellers.

I'm not a huge advocate for on-going open houses (only the first weekend of the listing) so a shorter Open House works great for me.
