This post is a simple update on the sales history reflecting changes that have occurred during the first quarter of 2010. Update on Sales Prices & Listing Prices for Q1 2010:

Unfortunately no sales were recorded for the first quarter of 2010.  However their are 5 contracts and pending sales.  What is interesting about these sales is that the listing prices (which are NOT the sales prices - those will only be recorded upon title-pass) reflect a higher price point than we have seen in recent quarters.  The average listing price for units under contract is $965,000 with the median price being $1,050,000. This is good news for sellers with higher end units. That market is once again moving.  However the volume on the market indicates a near 18 month inventory.   Listing prices run the gamut between $640,000 - $1,599,999.   There are buying opportunities here for those who want a true urban environment.  Sellers need to be realistic and price their units appropriately.  Trump tower offers a wide price range.  Often variations in pricing reflect the popularity of a particular price range. So a big increase in the average sales price does not necessarily mean a new seller's market.  The inventory overhang prevents that from happening.  It does mean that higher end condo market that was in rough shape in downtown White Plains, may have some new legs.
