Likely Builder Features for 2010

By
Real Estate Broker/Owner with Selley Group Real Estate, LLC

Today’s blog information is taken directly from the Buyer’s Rep, a publication of the Real Estate Buyer’s Agent Council, Inc.

Since we’ve seen a crunch in the nationwide real estate industry, not only have there been changes about the economics, but there also has been some mindset shifts on part of the buyers. Apparently, economics and mindset changes have caused many buyers to look at the size of their properties before making that all important purchase decision.

Presently, there is a forward push from builders, architects and designers about gaining increased spacial efficacy within smaller home designs.

According to the National Association of Home Builders Survey - The 10 Most Likely Features that builders will include in 2010 are as follows:

  1. Walk-In Closet in master bedroom
  2. Laundry Room
  3. Insulated front door
  4. Great Room
  5. Low-e Windows
  6. Linen Closet
  7. Programmable thermostat
  8. Energy Efficient appliances and lighting
  9. Separate Shower & Tub in master bedroom
  10. 9-Foot Ceilings or higher on 1st Floor

Nothing too out of the box there!  For 2010 around here, the builder feature most seen so far has been bankruptcy . . .

It is interesting to see what is considered important to today's buyers. Things have changed in the past 25 years in a substantial way. The amount of bathrooms is one major factor and walk in closets is another factor. The list is not big in the viewpoint of the near past, but lookin at it over a longer period of time, things have changed substantially.

The closets are the big thing here.  The older homes just don't have that feature and it is always harder to sell them since clients want the space.

Ann - Looks like the typical list.  My buyers actually seem more finicky.  Cherise

Richard - Perhaps so, but for 2010, we're seeing a huge upstart with new home building permits.  Hope PA experiences the same, Cherise
