The fall season real estate boom is almost here. it is time to clean, sharpen and organize your marketing tools! More homes will be coming onto the already loaded real estate market and it is times like this where those who utilize their marketing tools shall come out on top!Here are a few reminders of the marketing tools we can use to succeed and get those listings sold!

BACK TO BASICS

When we all started as real estate agents, we used the basic marketing tools to provide great service to our clients/sellers. It worked! Why? because the basics are powerful and can be successful if used right! Cost effective ways to market your listings can be as simple as posting flyer's at your local grocery store. Most grocery stores have a board for the community to post items for sale or services. The traffic flow of a grocery store daily is unbelievable and can provide many prospective buyers to your listing. This also works well in Laundromats, pizza parlors and other little mom and pop restaurants!

Don't want to send out the usual post cards? Well there are options besides sending out the listing post cards! Have you tried door hangers? Not only are they cheaper than post cards, you get more for your money and no stamp is needed. Just gather your kids or your friend's kids and have them canvas the particular area you want to farm.  This is also a great tool because you do not have to worry about any returns in the mail because of outdated information.

If you don't have the time for the door hangers and you want something different than post cards, mail out flyer's! At least they will not blend in with the other post cards and they can be more personalized to your taste and your marketing. You can create your own cheaper than if you went to a printing company. Target 3 or 4 streets a week.

WEB IT UP!

There are so many free web sites that you can post your listings on it's unbelievable! All you have to do is google free real estate web sites and you will get more to choose from than you ever thought possible. there is life beyond zillow.com!

You have many web sites now? Well what have you done to enhance them and make them stand out from the rest? Work with what you have and be as creative as possible to make them stand out for buyers! As we all know the news paper has gone the way of the doe-doe bird. The Internet is where most buyers seek out their new homes.

USING THE TOOLS IN FRONT OF YOU

There are tools available that some agents may not even use because they are so busy with other tasks they might have forgotten they are there for their use! Do you reverse prospect? This is a great tool provided by MLS and it is there for a reason! Once or twice a week send out those reverse prospect emails! You will find that after sending them out you will get calls for showings with-in 24 hours.

STAY ON YOUR GAME

Keep an eye on the market and make sure to let your sellers know if there has been any big changes that will effect them! Are there new listings that are priced to sell that could hurt their listing price? Are there any listings that had a price change that could effect theirs? keep your eyes opened and make sure to let your sellers know what is out there! it is a great strong point to explain why they might need to reduce their asking price!

Are you providing any records to your sellers? If you are able to pull up the traffic report for their listings from the various web sites you are posted on, it is a great tool to use when concerning pricing.

Host those open houses! Even if you are too busy or can't be a 3 places at the same time, send out a voice mail blast so other agents (especially newer agents) can host an open house for you. There is nothing wrong with having 2 open houses a month. Not only will it provide more prospects and buyers, it will show your sellers you are making great efforts to sell their home! Post flyer's around town advertising the open house! Have a real estate sign on your home? Of course you do! Why not hang a sign/rider from it a week before stating " open house this Sunday" That will give you a week's worth of advertisement especially if you are on a main road! That is a lot of traffic to cover in a week's time to let others know there will be an open house! Don't forget to advertise your open house on your web sites!

My husband and I hosted a broker's open (and we were the sellers).  We advertised through www.Evite.com and sent out very cool invitations.  Our success was truly unbelieveable.  I guess what I am saying is to think outside of the box in marketing.  Thank you for the reminder, Maureen!

Great post Maureen! I never think about reverse prospecting through MLS.  Anyone else have a lot of success with that?  I guess I need to start sharpening that tool!!

Maureen, Agent to Agent interaction is going to be more important as time goes by.  The more networking we do the more likely we will be able too move houses.
