Over the years, when I would be trying to sell a listing...I would come up with what I thought was a convincing argument and good sales tactics to move forward and make me an offer. Not everyone agreed with some of my suggestions. So, let me ask you.........your personal and professional opinion on

DO THE FOLLOWING ADD REAL VALUE OR SALES VALUE?

1. Having a park near the home?

2. Being a corner lot?

3. Cul de sac?

4. Close to freeways, schools and shopping? 

5. Built-in BBQ?

6. Does having a listing in a neighborhood where there is a mix of owners and renters add or detract from value?

7. Fenced or not?

8. Swimming pool with or without jacuzzi

9. Large or small yards?

10. Fireplace ?

11. Near Public transportation?

12. Window treatments?

13. Front or rear porch?

14. Landscaping?

Do these things add real value or sales value?

I don't know about the rest of them, but in Detroit, I know that having too many renters on the block will be the death knoll to surrounding property values.
