As most of you, Tuesday is Broker's Open. It's the glorious day when we get to see what new properties have hit the market, how the prices are trending, and where the exceptional deals are! Caravan (the official name for Broker's Open) is also a nice opportunity to catch up with agents and to find out about any new listings or pockets that will be coming down the pipeline.
As I looked throughthe list of properties to preview today, there are definitely some homes on my radar that look interesting. If possible, I try to always see listings before I show them to my clients or blog about them. Photoshop is a wonderful tool and as Michael K says in my favorite gossip blog (www.dlisted.com), there are many that should win a "Photoshop Lifetime Achievement Award" because I am often wondering exactly where the house is that I see in the pictures.
Here's a quick snap shot of what I am most looking forward to seeing this morning. The ones that are as good as they appear to be will be individually featured this week. So far, I have been pretty successful at out picking houses that have been selling in 10 days or less. Let's see if I can continue on my winning streak!
1033 Carol Drive #103, West Hollywood, CA- 2br/2.5 b, Roughly 1451 sq ft - $649,000: In the heart of the "Norma Triangle" which I consider to be the most prime section of West Hollywood, this 2 story town house has substantial square footage, new hardwoods, and fairly undated kitchen/baths. 316 Sunset Heights Drive, Los Angeles, CA (Hollywood Hills off Laurel) - 4br/2ba, Roughly 1863 sq ft - $943,000: I am in love with this home from the pictures. This modern post and beam not only has a powerful curb appeal, but is clean and chic with a modern open floor plan on the inside. The description showcases hardwood floors and large windows to take in canyon views. I can't wait to see this one! If it's what it appears to be, I think this will be a quick sale!
7940 Fareholm, Los Angeles, CA (Hollywood Hill off Laurel) - 2br/2ba, Roughly 1311 sq ft - $825,000 - In the words of the agent, this home is priced to sell!!! The views are explosive and the floor plan seems very workable. This looks like this is going to be a "livable fixer", meaning you could live in it while you slowly renovate. Like the investment opportunities I highlighted last week, I think this house could have real potential.
There are a handful more that I am going to see, but these are the three that I think look like they have the most potential. I've got my keys in hand and ready to pound the mean streets of LA real estate. Let's see what the first "Hot Prop" will be!!!
