1. People don't simply buy houses; they buy the next chapter of their lives.

2. Vacancy distracts buyers from looking at the house itself.

They wonder: "Is this a divorce?  Why did they move out? Are they selling because they have money problems? Is this home hard to sell?" They'll make a low-ball offer, thinking the owner is desperate.

Elayne, I agree that most home show better occupied, however, I have had listings that looked much better vacant. It made them appear much more spacious and light and airy!

@ Paige & Dave.....Thanks for your comments...You can use these as talking points with home sellers. The main difference between home staging vs. decoratingis the positioning and creating an environment that will do just that (more spacious/light/airy). The psychology of staging will create a flow and bring out the best of the home, when done correctly:)
