They wanted Digital Signatures on Disclosures that Would be Uploaded to MLS for Security Reasons

I had never specifically thought of signature security, but recently clients asked if we could do digital signatures for their disclosures that I would upload to MLS.  They were concerned about their "real" signatures being accessible to, well, whomever, for duplication and falsification.  (That might have been just the ticket when I was a kid and wished I could sign my school report card, instead of taking it home to the folks.)

So, of course, that is how we did it.  ZipForms and DocuSign.  Wham and Bam!  No Hassle Real Estate practiced here.

This was before FHA would accept digital signatures, so I warned them they may have to execute original signatures if they accepted a contract with FHA funding.

The more I thought about it, the more I liked it.  I think it may be policy in the future to have any documents I can "lose control" of signed with DocuSign.

I've thought a lot about having signed documents on the web for just that reason.  In our MLS the signed seller's documents are not available for public view.  Your solution is a perfect answer.  Being aware of potential identity theft breaches will certainly win you fans among your clients.

Our MLS also doesn't upload seller's documents for public view. I find that intriguing.
