Getting potential buyers & sellers TO your website is one leg of a 3 legged stool.
There are lots of different ways to get them there; pay per click, search engine optimization, URL in print ads, sign riders, etc.,etc.
Once you get them there the other 2 legs are; keep them there & make them want to return, AND give them reasons to contact you to do business.
I find that offers of "Free Stuff" are great tools to induce potential buyers and seller to contact me once they get to my website.
Some of my free stuff offers that work well are:
- Find out what your neighbors house sold for (eveyone wants to know that)
- Find out what your house should sell for (everyone wants to know that too)
- School profiles; number of seniors going on to 4 year colleges, academics, athletics, etc.
- Free tips to make your house sell faster and for more money
- No registration to search for all area Realtors listings
- Free relocation package of information for people moving to the area (they may want to buy a house) ;-)
- Free mortgage pre-approvals (My local mortgage banker loves this one)
- Free eBook “450 Ways to Make Your Home Sell Faster”, identifies potential sellers
- Free listings update sent to your e mail, identifies potential buyers
- Free FSBO listing services, pictures, forms, etc. to help you sell without me (only 13% succeed so this is a great tool for getting listings of unsuccessful FSBOs
I think there's a few more offers of free stuff on my website but you get the idea.
My experience has shown me the more reasons you give people to contact you the more likely they will be to do it.
