Last week I ventured down past Rehoboth Beach (once called "The Nation's Summer Capital") on a spit of land carrying Route 1 13 miles south to a little town called Bethany Beach.I wasn't sure what to expect--would there be a big boardwalk like Rehoboth, or massive condos towering over the highway like Ocean City Maryland, to the south?It turns out neither of these comparisons was valid. There was a block of shops leading towards the ocean, with a small gathering area and stage. Beyond that was the boardwalk, extending about a block to the north and south with a few shops.  If it looks rather deserted, it was probably because of the dreary weather.  Wandering south on the boardwalk, we found a cute gift shop that had this creative sign outside. The 33th Annual Bethany Beach Boardwalk Arts Festival will be held Saturday, September 10, 2011. Hundreds of artisans and crafters will be lined up along the boardwalk. It is presented by the Bethany-Fenwick Area Chamber of Commerce. Watercolor Paintings, Pottery, Jewelry and Photography are among the many items for sale. The artists will display their wares along the boardwalk and the adjacent streets on Saturday, September 10 from 10AM through 5PM. Admission is free. Make A Wish Triathlon, September 24, Bethany Beach, Delaware The 28th Annual Make A Wish Triathlon will be held on September 24, 2011 at Sea Colony in Bethany Beach, Delaware. The event is open to 1000 participants. The triathlon consists of a 1.5 mile ocean swim, 41K bike and 10K run. This event can be done as individuals or relay teams. There is also an option to complete a AquaVelo; for swim and bike only. Registration is $150 which entitles the particpants to a T shirt, goody bag and entrance to the post race picnic. The Make A Wish Foundation grants the wishes of children with life-threatening medical conditions. For 25 years, the "Friends of Summer" have mourned the passing of the summer tourist season at Bethany Beach, Del. Known as the "Quiet Resort," this tiny beach town is where a group of faithful mourners respectfully lay to rest their beloved summer season on Labor Day. The 2010 Bethany Beach Jazz Funeral will be celebrated on Labor Day Monday, Sept. 6, with activities beginning about 5:30 p.m. at the north end of the Bethany Beach Boardwalk. On Saturday, June 5th, my wife Sue participated in the annual Seaside Craft Show in Bethany Beach, DE.  This is a juried craft show and is usually one of the highlights of the start of the summer season at the beach in southern DE.  Unfortunately this year, Saturday also brought 94 degree temps and very high humidity which evidently melted the crowds and their enthusiasm.  It's a shame because I saw first hand how hard all of the participants worked on their crafts and setting up their displays. Sitting out in the sun all day, trying to sell your arts and crafts to small crowds isn't exactly fun, but I saw first-hand the enthusiasm and grace with which these folks worked through the day.  I hope they all had some modicum of success. One of the biggest spring events comes to town this Saturday - the 21st Annual Ocean to Bay Bike Tour.  Organized by the Bethany-Fenwick Chamber of Commerce, the bike tour is open to cyclists of all ages and skill levels.  Participant will choose between a 25, 35 or 50 mile course map and completion is optional. The courses wind through the inland bays, back roads, and beaches in beautiful lower Sussex County and the weather forecast is looking good.   You need to be pre-registered and the tour starts are 8:30 Saturday morning in downtown Bethany Beach. On October 1, 2009, important changes to the National Flood Insurance Program (NFIP) will take effect. There will be an increase in rates, the standard deductibles will increase, and the basic insurance limits will increase. However, the total coverage available will stay at a $250,000 maximum.  These combined changes will result in an average premium increase of 8 percent. The increases will apply only to policies that are written or renewed after October 1, 2009. I'm going to include much of the detail from the FEMA announcement, so please bear with me.  The increase in the minimum deductible and the rate increases are the most important aspects of this annoucement.  It's also interesting that they are finally doing away with the paper maps. The "end of summer" at the beach is actually the beginning of some great weather conditions at the shore.  September and October are generally very mild and sometimes we even get some nice beach days.  The real estate market has picked up considerably over the past 4-6 months and sales are definately happening.   The mix of my business with regard to refinance mortgages versus purchase money mortgages has firmly turned in favor of the purchase side of things.  We closed 14 loans in August and 10 were purchases, including 3 jumbo mortgages.  Now, I'm not talking about short sales and REO properties.  Some buyers are still searching for "deals" on the distressed side of the market, but it's not easy.  You will more than likely wait and wait for contract acceptance by the lending bank, whi...

If you own rental property in Bethany Beach, get ready for a new town mandated safety checklist to protect your tenant's (even weekly summer visitor's) safety. Bethany Beach Town Council members voted 5-1 at their Jan. 16 meeting to adopt the new safety checklist, which will be sent out to property owners each year as part of their rental license package from the town.  Owners will be required to certify that every itme on the checklist is complete and in working order beginning with the 2010 summer rental season. I said in my blog - A View from the Beach - over the weekend that the Fed might cut 3/4% and they did.  I also said that mortgage rates probably would not go down if the Fed did cut by that much.  Guess what - I was way wrong!  CPI was down 1.7% this morning.  November Housing Starts fell -19% to a record low of 625K annual units, far below the consensus of 730K. Building Permits, a leading indicator, showed a similar decline. Housing Starts were running at a 2.2 million unit annual pace in early 2006. The slowdown in the building of new homes will help reduce the inventory of unsold homes on the market.  That's what we need now, a reduction in the glut of homes on the market.   For now, inflation is not a concern for investors.
