The Breaking News NetworkSounds clever doesn't it. But the revolution caused by the internet opening up media is more than clever, it is a change in the rules of engagement. First, we all are now familiar with pull marketing versus push marketing. Push is what we used to do, cram real estate down people throats. After the internet the game changed as well as our sense of control. Now we had to ask permission, but that has not stopped Realtors from schlepping the old ways onto platforms like Facebook with zero success. Now with informative blogs and targeted IDX solutions we can invite people in with something that is beneficial. However, what do we do when we stop thinking like a Realtor and more like a normal human being?  

Time for The Match Game, survey said! They think about everything but real estate 99.0% of the time. This is why we blog about amenities or give reviews on Yelp. But something else is missing. How are people getting local content about all things going on in one place? It isn't about the newspaper anymore, or a weekly magazine. it is about what is happening now. You get bonus points if you are now thinking about Twitter. Much effort is wasted on Twitter, but there is much to be learned and analyzed. It should be an object lesson to us that the first reports of Michael Jackson's death were spread by Twitter and not the news media. Twitter is about real time, but Twitter is a confusing maze of information also. Enter The Breaking News Network.

Patrick Kitano and the folks at Domus Consulting understand that media is not proprietary and aggregating them into a news network that is a place for all things happening in your town . You combine news, politics, food, social events, non-profit promotion, and more in one place. You load it all on a Worpress blog with a scrolling widget, add some other important add ons, create a sister site on Facebook, and you can become the local news source. In the last two weeks my site, www.okcbreakingnews.com has added over 200 followers with no promotion, and the Facebook site has added 700 more. That is two weeks friends and neighbors. I am experimenting with forums, polls, and IDX to see how far I can go with this, and so far it works.

Here is the pay off. On the Facebook page OKC Breaking News I am already getting 587 visitors a week. The numbers on both will keep building. I am offering this as a public service, and there is not a link to my real estate website. I don't like to be sold and I don't believe others do either. The key is the numbers and givng the public the benefit of knowing when two for one tacos are available, weather, traffic, and all that matters in their life. Hyperlocal news and local media resourcing is starting to get a lot of attention. Many of the Breaking News city sites are already establishing themselves as the "ticker tape" of 24-by-7 news for their communities, after as little as a few weeks.

One more opportunity Joe and others who own Breaking News city sites are now testing is hyperlocal advertising in the form of Twitter and Facebook coupons. Owners of Breaking News city sites can generate buzz and good will simply by offering their community free "Deals of the Day" coupons

Think about that concept - free local advertising... that's good will and should help you achieve a local media presence.

Hyperlocal couponing was validated last week by a monster investment into Groupon, which does one "Deal of the Day" for about 50 cities. Groupon received a post money valuation of about $1.35 billion, which amounts to about $27 million per city! A main part of the "selling" is done through Twitter and Facebook broadcasting of their deals.

Since 2008, we've been discussing how hyperlocal couponing is inevitable on Twitter, Facebook, Yelp and of course, the new mobile services like Foursquare.

We're positioning the Breaking News Network of cities to participate in hyperlocal couponing; we're already promoting good causes like Rocky Turner's Mothers Fighting for Others and the Mortgage Revolution across the network. We're now in development to add Groupon- style campaign programs to the Breaking News Network of cities.

Our mission is to make the 100+ owners of Breaking News city sites not only become local media resources and social media hubs, but to also participate in building asset value for their properties. Groupon won't stop at 50 metro market cities with their cash infusion. We see a "Groupon" opportunity in every smaller city because "Deals of the Day" are valuable on a hyperlocal level just because you need to drive to wherever you purchased that Deal of the Day. If a major metro area can command $27 million, what can a suburban city of 50,000 command? If a Breaking News city site can establish a viable social media presence in a city, and we're proving it can gain traction, we believe there's a lot of upside for asset value, perhaps even as an acquisition candidate by Groupon or another Groupon imitator (and there are mini-Groupons being developed in every city due to the buzz the Groupon financing created).

Monica, I think you are going to be very happy. I am getting followers everyday on the website although that is a little slower but it is usually about 2 to 5 daily. I have a few more innovations i am working on that should be uploaded soon. One thing I am working on is an Op-Ed page. I have some wonderful local writers for longer pieces to add. This has been fun to do.

JUdi, it doesn't leave you out. What the goal of the network is like with the picture. Populate as many areas as possible, become the local news source, but also have the power of an interconnected network. Patrick does an advanced webinar every Friday about this and other insights into new concept marketing. The idea is to eventually add business overlays once you have a robust following. The question for you is, is their sufficient Twetter feeds for you.  

Bob, yes you would contact Patrick, but he is trying to not have overlap, so I would discuss that with him.

Chris, yes I am. The website is on a Wirdpress platform with the URL of my ownership. The feeds are all Twitter feeds. I have some that are on the main feed, but I also have drop down menus where I have specific feeds for categories. What you do is on your Breaking News Twitter account, you follow who you want, and then you add them to list you created. The Domus group will set this all up for you. However I have a web designer out of San Diego who I have used for over two years, www.cherieyoung.com. We used the basic branding for www.virtualrealestateteam.com so that it would be somewhat tied in. We also added the Yelp widget which most site owners do, but I did something on my own, I add a Diverse Solutions IDX widget. I am about to activate the forums which are not functioning yet because I also want it to be a community gathering place. I mentioned on an above comment that I am adding an Op-Ed page. However I don't want that to become my political rant page. One writer who will contrubute is a former reporter, but most of what he will do is about the music scene. MOST IMPORTANT, very little maintenance involved. When people follow me I check to see if the are newsworthy for OKC. That's it.

William that is correct. Patrick's company does it at their cost for you if you want that. They have an extensive tutorial if you are hands on. I am not hands on, so I opted for them to set it up. Pice of cake really.

Santa Fe New Mexico checking in about http://www.breakingsantafenews.com  It was launched in February 2010 with no marketing in the dark of the night and growing in a small community of under 80,000 every day. 

The Santa Fe New Mexican, our local newspaper for the past 161 years, response was to offer me a monthly column in the slick monthly real estate guide about social media and social networking. The first one will be published on May lst with a link to my twitter feed.

The train has the left the station and it is moving and evolving on tweet at a time. The future is here in Santa Fe as the net continues to redistribute how information is communicated within a community - hyperlocally.  Santa Fe is a global destination market and I have found the breaking news network is a resource beyond expectations for local businesses to market and advertise. In fact, I think hyperlocal activity is working more than the stimulus to jump start our local economy.

Santa Fe is on the map now in real time for the world to discover. At the same time, by curating the site to what is unique to my community I believe I can make a difference in what happens here. For example, last week the Santa Fe Chapter of the Women's Council of Realtors asked me to present a program at their monthly luncheon. They had an overflow at the door who did not rsvp. Fortunately, Bishops Lodge Resort was thrilled to handle the extra business. When I learned membership was on the decline due to the economy I offered to give each new member who signed up during the luncheon one hour of my time to help build the organization. They got 11 new members and over 2K in their bottom line. Now the 200 plus membership of the Santa Fe Business Alliance is bringing me on board to help them learn these tools to participate in real time.

Social networking works if you make it. It does not just happen. It is all about giving back. I am grateful to Pat and Kevin for their vision and all the seeds they plant daily in this new landscape of communication. With these tools and the BreakingSantaFeNews site in progress, I can make a difference. Check it out and fan us on Facebook if you love Santa Fe like I do.

Very interesting information. Fortunately, Seatle has been taken and it looks pretty good. I'm at the end of my career and would rather spend the next two years getting to retirement sanely, rather than starting up something new. The technology of the past few years has taken a lot of my time. I need more people in my life, now, but will one day read the morning news at breakfast on a site like breaking news.

Although I think this is a very cool idea - i'm not sure that it will perform. People want listings. Not news....creating a website that uses permalinks and a blog that is updated daily by real agents in their real local areas seems, to me, to be of more value. Followers are great and the traffic increase is also a bonus but what about targeted traffic?

I spoke to Patrick about this back in January as I was very interested in the possibilities of this medium, but the initial startup cost was a prohibitive factor for us. We were gearing up to start our own brokerage at the time and expenses were tight, but now that we're better established we may revisit doing this for our own area again. Great post, Joe!

I am going to start working with local businesses to set them up on Twitter and help them promote their business on the Breaking News. Why wouldn't they tell people to use me in real estate if it is freely given up front. One thing I love about the network and the Friday webinars is how we share and help each other.

Ron & Alexandra, It is too soon. Some marketing is hunting, some is farming. This is farming, in fact most good internet marketing is farming. You can get a fast result sometimes because if you have an indexed blog post, but after 20 years of real estate my life is referrals now. By next week I will have over 1000 people who like it on Facebook. That means that I appear in their streams so when people see it locally they will say, that is cool I want that. Think about how you feel when someone like me says Joe Pryor is a fan of Joe Pryor and thinks you should be to. Sounds like ego and if you don't know me or haven't done business with me then you don't like the page. This is non-invasive, and it is easier for people to like a Breaking News page. There is not way I could have gotten almost 800 fans as of today in less than two weeks otherwise.

Real estate professionals are still enamored with the idea that pushing listings is the key to targeted business. And for consumers in the market, we know they want to see listings... however,

Problem:

The prevalent training message for real estate social media marketing is: don't cram your message down the consumers throat. The reason is most consumers are NOT in the market for real estate, so a steady stream of real estate talk and listings just reinforces the traditional reputation of the promotional Realtor and devalues the message as a type of spam. There's no community good will.

Solution:

Since day one, we have always believed that social media should be 100% driven to the sales close. We don't subscribe to the current social media marketing concept that you can chat your way into a deal (and yes, you can but is it efficient?). The most effective and time honored way to develop a referral network is to position yourself as a community hub. Everybody knows the president of the Chamber, or the local publisher who just happens to be a Realtor. They get the business because of two consumer perceptions: 1) Since they know everybody, they can get a better deal, and 2) Since they are well placed in your society, consumers want to develop a relationship with them for future business opportunities.

Strategy

We advocate a two pronged strategy: build your community presence through Breaking News without the constant, underlying push to discuss real estate, just like Joe is doing. Your community will appreciate that! In the social media, your community will know you as a local media resource/publisher, and you achieve a position of presence that is similar to that of being the newspaper publisher (and perhaps, even more sexier as a leader in new local media). That's one persona. Now develop your traditional real estate persona with blog/website/listings for due diligence by the consumer who has finally made the decision to enter the real estate market. Link your community persona with your real estate persona liberally (everybody in social media will see the connection anyway). Now you've solved the problem of how to provide good will to your community without spamming them, and also how to build community recognition so you can eventually close them on transactions.

Our terms are still the same as when we talked earlier.

Here are the ground rules:

It takes us eight hours to build turnkey the Breaking News system of website, Twitter, Facebook and Yelp feeds, and we charge at cost $1,000, plus $20/month hosting. However, local couponing is a level playing field business. A local retailer doesn't care if the coupon reaches its consumer via @GrouponSF or @BreakingSFNews:

Breaking News Facebook pages are indeed business pages, in fact they are a lot like local newspapers, and I can't imagine FB co-oping business pages without an uproar. Breaking News is, and will be on all relevant social media platforms particularly FB, because eventually most local news will be sourced by the community, not by salaried journalists at local weekly newspapers.

We've had great success with Breaking News in rural areas (see Breaking Nova Scotia News) and suburbs overshadowed by big metro news sources (Breaking Bergen News). Why? Local news sources in smaller towns are dying, leaving flashy, even ugly online advertising rags in their wake. Breaking News becomes, strange to say, the most definitive source of news for these smaller localities. Locals embrace them because suddenly they become the source of their own news.

John, absolutelyy. To get this type of traction early is unusual. I first saw Patrick in January 2007 at Inman, and was intrigued back then. I thought Domus was a big corporate thing until I investigated and found out it was for people like us.

Erica, I just heard that companies like AOL are looking for a way to get in and exploit the fragmentation of the news. The porblem is always going to be how can they have local knowledge like us.

Kathleen, innovators like you are work hard and make it easier for the rest of us. Thank you.

Bryant and TLW, I know you guys have a full plate, but once you get this started it takes off on it's own. I check the new followers to see if they are newsworthy in my area and check and list them, that's all. You guys would benefit in my opinion.

Thx @Bryant, @Kathleen @John @Michael @Andrea... and @Adam it's great when sons chime in! The problem with mass media and salaried journalism is their constant need for operational financing. Frankly these local media should try to adopt "Groupon"-style campaigns to make their advertising more relevant to their consumer readers.

Just checked email this morning and had 9 new followers for the website version. What I find interesting is that I have not publized this in any way, it builds on it's own. I have also been communicating with other Breaking News network and had a one hour conversation yesterday with a new Florida participant about ideas. Most of the the people involved want to be on the cutting edge so being a part of this has benefits also.

Thanks Joe for this info - I'd love to hear more about using this in a rural market. I mainly cover three counties, with a total population of under 60K for all three added together!

There also seems to be so many "negative" feeds out there - is there anything to ensure some good news gets posted?
