Are you one of those individuals in the Real Estate industry complaining about your Internet presence: “once i had a website, but it just didn't work for me” or “I do not want to spend any more money on online marketing because it simply doesn't produce any visible results”

Ok, hopefully this kind of thought has not come to your mind yet, but if it ever has, please stop for a minute, and ask yourself the next two questions:

Are you the kind of agent that still considers a Website only as a tool for advertising listings?

Have you ever really taken advantage of the offline marketing tools that your website may have?

Well, if your answer to question 1 was a reluctant: Yes, and for question 2 a simple No, (or just sometimes), then you should start reconsidering what online marketing really is meant to be. Take a look to my personal advise when tryng to  achieve an effective online presence

Step #1:
Make the decision
Nowadays Real estate is one of the biggest industries on line, so this is a step obvious for you if you already are in this business

Step #2:
Grab a domain Name for marketing and branding

Be sure to create a domain name that is easy to remember  one that is both simple and descriptive of your business.

Step #3:
Develop a simple but professional website

Make sure what language your website is going to be built in, we just dont want a good-looking website, but one that major search engines find attractive. It's always far better to get professional help of a company focused on your business. (PepitoPerez.com, is not a good idea unless pepito is known nationwide)

Step #4:
Include lead generators and educational tools

Only 1.5 out of ten visitors to your website really want to make a decision during  the first visit, they usually want to compare prices, size, etc, so having some way to track the prospect (e-mail, phone number, company) after they have visited  your website is important in  any business not only real estate. Add  free printable materials:  educate, entertain and  hopefully retain your  prospects!!

Step #5:
Be proactive

Make some advertising in your printed materials (postcards, flyers) by including your URL (www.bilingualmarketing.com). It's a good idea to be part of Network Communities like this in order to make yourself and your website known, just as i'm doing here!!!

It is pretty usual to hear something like  "do i have to reply e-mails by myself", of course you have, sure, it's an excellent idea to implement auto-responders for an initial answer, but ultimately the prospect wants to be treated in a personal way, so you have to help your website if you ever want to turn a lead into a client.

Step #6:
Get massive traffic for your website

Real estate is a pretty competitive market, different people may want to use your web site differently. Some may want to buy one of your listings. Others may want to learn more about you. Yet others may want to get in touch with you, check the links of your website,  and so on, so, make it attractive, add free guides, reports, create relevant inbound links to your website, submit your URL to be included in Open Directories, make sure the content is always updated. Nowadays e-commerce even allows you to "purchase" traffic by setting up cost per click campaigns

Step #7:
Convert the hits into sales and measure

A hit is not a sale at all, but a lead, and in real estate it's even more complicated as you cannot sell a house through your website, so, every single lead should be considered as a potential buyer.
