What do Homeowners really care about when we market their properties? The Answer is Results. Short of the expected results, what strategies are in place to make the property stand out and beat the competition to the closing? Why would a Buyer select their home over the competition and where is the Buyer for the property likely to come from?
These are questions that a good marketing plan will answer with a strategy to make sure the results are as expected. Most of the time in my interviews with the Sellers, I get them to help me answer these questions.
Teaching the Seller to be a good "Buyer" will help insure that when they are ready to sell their house, another Buyer will be in the wings ready to take their house over and make it their home. I make a clear distinction that Houses are for sale and Houses are to be purchased, taken custody of and maid the new Buyers HOME.
It may be a bit of just semantics here, but in order for everyone to be on the same page, I always try to use language the Seller can take custody of and assist me in creating the right strategy to get the job done. Creating the correct framework makes it easier to reach the ultimate result.
