"The Cable Guy" Home Inspector from Hell

 

My client recently had home inspection on a townhouse that just went under contract. This townhouse was only 890 sq ft in size and had 2 bedrooms and 1.5 baths. I try my best when I first meet and with my new clients to sell my home inspectors(3) that are on my real estate team. Every now and then a client will try to find their own. A buyer has every right to choose what home inspector they choose for their purchase. 

This Home Inspector took 5 hours and 30 minutes to due his home inspection, he got on my nerves but then he started getting on my clients nerve. he tryed to explain everything about the house down the proper light bulbs to buy for attics as far as his philosophy behind the type software that he uses when he writes his reports. At this point after seeing how he was draining my client and pushing my buttons, I told him to finish the inspection and put in his report, and I told him he was taking to long. At this point I took my client in the backyard and said would you like me to rap up with home inspector or would you like to stay? She wanted to leave, so she left and I gave the home inspector his check.

You might ask why am I writing this blog, the reason why is that we agents work very hard to secure clients, find homes, get offers accepted and then for some reason we let bad inspectors destroy deals and waste our time and our clients money. We must try our best to take over the deal and sell our vendors at the beginning of the first buyer's agent meeting. 

Here are a few tips:

1) Offer to your client 2-3 Home Inspectors that you have worked with or that have been recommended by successful agents.
2) Come to Home Inspection and don't leave, if you have to leave make sure the major issues are okay with the house.
3) If the Home Inspector is someone you don't know, watch what and listen what he says, he's not there to give his opinion on the neighboohood, explain home values or talk about whats wrong with the shade of paint on a wall in a room. His job is to do a home inspection.
4) If the Home Inspector keep talking negative about everything in the house, step in and say to them, "can we please stick to the house inspection and focus on the issues of the house". Take control of inspection and look out the for your clients best interest, and do it with class, you can't fight ignorance.
5) Go over the home inspection and have a open ear to your client, try to listen to see if this was issue on the home inpectors report or something bogus the inspector said.
6) TAKE CONTROL OF THE DEAL!

Hi Marcus.  There are times that we agents have to step forward and call a halt to issues disturbing to our clients (and to ourselves).  I'm reminded of a showing where the seller was present (with his agent) and proceeded to tell my buyer all about his grande piano.  Feeling this was not the proper focus and with the other agent saying nothing, I had to shut off piano conversation.  My buyers were appreciative.

I think the reason they are so knit picky is beacuse they had so much time on their hands when it was slow and now with the tax credit their starting to work again. HA, HA, its amazing.... Thanks for sharing.....
