Normally I'm a pretty upbeat person. I feel that you get more with sugar than you do vinegar but I have to tell you that I'm having some very disappointing experience here and I'm sending out a wake up call to any commercial agents who are in the business. But then it occurs to me that if you are reading this, you probably aren't the folks who are guilty of what I'm talking about...you are engaged in your work.
Here is my rant....
Personal friends of mine are relocating their small industrial plant to Volusia County Florida from upstate New York. It is light industrial manufacturing zoning. They need 4000-7000 s.f. warehouse space and some offices. Not a huge space and it does not need to be high profile.
Over the last 3 weeks I have subscribed to Loop Net and received 15 potential listings. We inquired on 10 of them. We had a response back on 4. I followed up on the 6 MIA's and got that number down to information on 6.
I have spoken at investor meetings and put out the word for what I was looking for and I had phone calls from people helping me and we are looking at those properties...2 more.
I am waiting...still waiting for confirmation on 4 showings from messages that I have (Loop Net) left saying my folks are now in town, can we see the property pretty please?
With Commercial Properties being the next wave of REO ....this kind of inattention is certainly fueling the inventory levels. We have a 60+ year old business that wants to come to the Sunshine State and bring work.
It so happens that our office building is for sale. I am not the listing agent. Every time the out of town management company who owns it is in town, I have been out of the office because I'm working and in the field. She caught me yesterday and asked me if I would consider taking the listing because commercial agents don't seem to be answering the phone.
All I could say to that was...."Yes I completely understand."
