Nice stuff, but I'm confused - why would you compare the "average listing price" to the MEDIAN "sales price"?  Isn't that comparing appels & oranges or am I missing something?

Drew - Yes, it is. But I don't make up the stats - Trulia does. I just report. I can't for the life of me figure out why they do it that way - parhaps it's to show that just because asking prices are high doesn't mean that you can't find a home in the price range you want. But, I really don't know....
