Miami Beach Fl condos come in many different price points, sizes, options and amenities.    There is a lot of information out there about our market but until you really put pen to paper, figure out your budget and preview properties that may work for you, you will not really have a good clear of what will match your criteria in reality.

The Internet is a great place to start your search however in this market the Internet listings often only tell half of the story.  If you need to purchase a Miami Beach condo with financing, it’s key to talk to a lender/mortgage broker and find out what types of properties you can purchase in this market, how much you will need to put as a down payment and what are you qualified to pay with taxes and monthly condo fees included.  This is the first most important step in today’s market.

Often I have people contact me regarding Miami Beach foreclosures and while you would think that there would be a ton of listings for Miami Beach condo foreclosures in my MLS database, out of the 2970 properties listed for Miami Beach on the MLS,  only 77 are listed as foreclosures.  One good tip if you are planning to purchase a foreclosure is to be sure to know the market data.  For instance over the last 30 days based on the MLS data, properties are closing anywhere from 102% to 107% over asking price.  So if you are bidding on property and really want it, these are details that must be considered.   The key is, bidding low is not necessarily a good idea.
