I sat in on 7 closings today (that is not nearly as easy as you think).  My job is bringing in business, but I want to make sure that I am properly representing our offerings, so I sit in, provide upside to the Realtors and LO's that are present (if warranted), to assist them in referrals.etc....

Today, not only did I attend all 7, but one of the 7 we got the job today, and closed it today.

HOW'S THAT POSSIBLE YOU SAY?

First, the Keller Williams agents client was using a loan consultant, LO, Mortgage Expert, Loan Seller..whatever you 'guys' call yourselves these days :^)...that jerked the client around.....

The KW Realtor asked the client if he minded if his wife, a Wells Fargo LO could help.  WELL SHE SURE COULD, AND DID.  Within ONE week, she pulled the loan together.

The Keller Williams agent , being 'forced' to use his internal Title Company.... needed a close TODAY...

Their internal company said NO... too booked.... had not gotten the LLC paperwork (seller), etc...

We got a call for help, and said ........ YES!!!!!!! 

This was ONLY a $138K transaction.

We 'bought' the transaction for $275, I made 3 trips to get paperwork, made calls to get search info.....yada, yada...we pulled out all the stops because we believe as philosophy...anythingcan be done. Not doing the Title Search ourselves, because we have in-house Abstractors - we did a bring-down immediately. (Damn we're fast).

Turns out the seller is big in investment properties in the Lehigh Valley (PA)......the buyer is big in procuring investment properties.....they had a GREAT discussion about future biz together.........the $400K type...

...... they LOVE THE REALTOR and THE LO........ AND US...........

....as the Realtor, Loan Officer and Title Company worked together, jumped through the hoops......we end up with a true relationship of trust and commitment....... ALL IN ONE DAY.

The KW Realtor does not care about his in-house kickbacks anymore..... he WILL use us as a Title company.  We provided the service he looks for.  One that helps HIM and one that makes the CLIENT a happy pup.

And I'm tired as Hades :^)

 Gita - lol, PLEASE don't start calling in for next day closings.  But we DO go the extra mile. Your success as Realtors is critical to our success.  It's August...... maybe Ann & I should plan our visit soon.....

Fran - I have more than one Realtor that now refuses to use their substandard in-house company.  It's not easy prying them away from their RESPA LEGAL kickbacks....but when they see that there is MUCH MORE upside in making their client happy, thus more referrals to them.....it starts to make sense.

Rob: I asked a very competent lawyer who dealt exclusively in the sale and purchase of title companies nationwide, exactly how much in dollars and cents was being paid per transaction (legally there can be no per transaction fees). His response--$70 to $100. For a measely pittance an agent would expose and/or jeopardize say a 6%, $30,000 commission on a $500,000. transaction! Get real. By the way, I don't consider you competition, Bro.

Way to go Rob! A lot of times my hands are tied as in what title company does the job. Most real estate agents use their title company and it turns into a fiasco. Last week I had a closing and the title company grumbled about the lenders requirements, but it wasn't my fault it took them 3 weeks to get me title.

We have problems getting "The Package" from the lenders all the time.

It took 3 weeks to get a Title Committment?

I understand fully your point on a purchase that the Realtor is 'picking' the Title company. It's a shame so many care so little about their client versus their wallets (by using an in-house Title) in making this decision.

Ann- that was an extremly nice comment.  Sorry we've been a bit out of touch.. maybe you understand why I was so busy.  I HOPE to pop over on Thursday..... you around in the afternoon?

Diane/Kevin- I WISH I had 7/day :^) It was though, an extraordinary feat by our closers and admin person.  Timing of closings (length) is sometimes a crap-shoot.... but I was available to keep anyone that was backed up, calm and happy.

EVERY closing went well and I hope the Realtors and LO's get referrals from these transactions. Not one person buyer/seller and agent, left without a smile.

Sarah - Super Aqua Girl..... I LOVE it.  My imagination is going wild figuring out the 'title'.

Dianne - This morning our owner glanced at 'the board' and thought we nailed 5. After I explained we ran out of room on the calendar thus some names appeared to be happening Aug. 1 (today)... he had a bigger smile than with the number 5. 

Kudos to the Bertrum Settlements team.  I was along to help where needed. The last close was around 10:30pm as a couple from NY got totally lost.

Yes we do !!!

You want service, I know no better.  Many many closings with other Title companies may go smooth... no doubt.  But we take this job VERY SERIOUS... and try to continually improve.

If Realtors & LO's  cared for their clients in the Title world, as they do in finding them the RIGHT HOUSE and the RIGHT LOAN....this would be a no brainer...meaning 'try us'.

SO MANY get to the point of closing and just TOSS THEIR CLIENT  to the in-house Tiltle company, or the one that's across the street.WITHOUT looking at $$$ and service offered.

It's a shame.  For the client.
