Michael, you are really on top of home inspections. I appreciate all your informative posts.
Metro Codes really had some teeth when I was there. What the heck? I am very respectful of electricity! Scary stuff!
Michael, Here in CT a new panel in an existing house does not have to have AFCI breakers. I found this out after citing it as a defect in a rehab. City inspector, who I know and is very good, said not necessary. I had a head scratching moment right after that news.
James, One has to watch the "codes" for every municipality that is for sure. Since they also upgraded the wiring, they had to upgrade the breaker. Had it been 2 wire convention, this would not have been necessary...
Thanks for the comment
Good morning Michael,
I do not take electrical issues lightly. Unfortunately the installation is only as good as the installer!
Hi Michael, great tips! Electrical is one area I never fool around with. I can change a fixture but it ends there. Have a great weekend Michael!
In older houses upgrading the bedroom circuits to AFCI protection could be costly because it would often take three or more AFCI breakers to cover all the circuits that might be there.
Michael...
Electrical codes are dynamic, thanks to technology and safety improvements. Thanks for the heads-up.
Charles, True. Because the property had been gutted and rewired, the breakers also had to be upgraded...
Thanks for the comment
Mike, I learn so much from your posts....great info as always. I should share these with my hubby too, but you are teaching me so much, I don't even need him ha ha ha!
Michael - Thanks for the pictures, and the description. I'm sure a lot of rehab projects have the same type of problems that inspectors never get the chance to report, because the buyer didn't hire one. I'll reblog this one.
That's why we love our home inspectors! No novice home buyer could ever figure this stuff out!
It's a good thing we have you and other inspectors to watch our backs - sure can't depend on our county people....LOL
Debi
That is why I always hire a professional, my clients try to skimp but it is far to important!
I hope you're having a good weekend Michael,
Paul
Once again you've proved why it is so important to have a professional home inspection performed before completing a purchase.
Michael, electrical boxes are such a mystery to most of us. It's great to have a home inspector who can sort it all out.
Michael,
Thanks for reminding everyone how important it is to get the electircity right! Super important.
Very interesting Michael - So many things get bast the average person. Good thing we have great home inspectors such as yourself to find these things.
I hate electical issues and that is why I always use an expert, like yourself, to inspect!
your friend in Charlottesville Virginia!
I'm guessing this work was never inspected by the metro codes dept (the work was done without permits) or a drive by.
