Homes in Historic West Urbana, Illinois- Glimpse of a Neighborhood
The neighborhood of West Urbana has a distinct historic feel to it. Many of these homes were built in the early 1900s, making it one of the oldest neighborhoods in the community. Not only are the homes old, but most of them have been well cared for. And hundred-year-old trees line the streets, blanketing them throughout all seasons. (See below for more pictures.)
West Urbana scores many points for location. The public elementary, middle, and high schools are all within walking distance of the homes in this neighborhood. Also within walking distance are the University of Illinois and downtown Urbana, providing the residents access to restaurants, libraries, shops, banks, the farmer’s market and more, all without needing a car. On any given day you’ll see scores of residents and students walking and biking. In fact, on several streets the number of cars you’ll see is quite limited, due to the fact that those streets are brick-lined rather than paved. Needless to say, these roads are not used as major thoroughfares.
Like most neighborhoods in Champaign-Urbana, this historic area centers around a well-maintained green space. Carle Park was created in 1909, and still provides a space for neighbors and visitors to commune. The park does include a playground, but mostly consists of grass-covered space and towering trees. The houses surrounding the park on all four sides have some of the most spectacularly serene views in the neighborhood.
Often when homes in West Urbana are listed for sale, they’re marketed as being “located in the coveted state streets,” or something to that effect. The streets running east-west are, for the most part, named after U.S. states making it easy to identify homes located in this neighborhood, and adding yet another touch of charm to this desirable location. The homes in this neighborhood are “coveted” by many and, as you can see, for a great variety of reasons.

Currently there are 15 homes on the market in West Urbana, the average list price being approximately $250,000.
14 homes sold in this neighborhood in the last 6 months. The average list price was approximately $238,000 and the average sale price was approximately $230,000, making the sale-to-list price ratio right around 96.6%.
Home prices generally range from around $150,000-$350,000 and the prices tend to be a little higher in the southern half of the neighborhood, and surrounding Carle Park.
