North Scottsdale, AZ property values

Yesterday, a client asked if this was the time to buy a new home in north Scottsdale, AZ.  She wanted to know what values are doing by neighborhood and I decided this information would be of use to many. 

I targeted the Scottsdale Rd to Pima corridor going from Thompson Peak Pkwy north and found some promising information:

Per the Maricopa county website and MLS statistics, the area has averaged a 6.9% increase in values in the last 12 months!!!!!  Certain subdivisions and areas faired better than others with the biggest increase in values - 19.8% occurring between Dynamite and Lone Mountain - that was a HUGE increase.  Other communities which are doing well:

Bellasera with 5.9% increase in values

Grayhawk with 6.9% increase.

Winfield rose 1.9%.

Yes, some subdivisions are still showing declines in values, but they are not the double digit decreases we saw in the last couple of years.

So, to my client and all my clients, my crystal ball isn't working and I don't know what the future will be.  I just know that the statistics are showing a good recovery in the north Scottsdale area and my hope is that we will see this trend continue.  Scottsdale views

A new twist on changing values!  Thanks for the insight.  Of course we know how dramatically these numbers could be altered by one high-end sale but I can see how this type of neighborhood specific values would be appreciated by buyers.
