I have 4 First Time Buyers in escrow who are scheduled to close before June 30th, in time to qualify for the free $8,000 tax incentive from the government !
However, amazingly I have TWO MORE added today !!
Two of my current listings are condos, and today I received two ALMOST IDENTICAL calls - CLEARLY motivated by the expiring Tax Credit !!!!
...they went like this !
Call #1 regarding condo 1:
Agent1: Hi Sheldon ?
Me: Yes Hi !
Agent1: I just showed your condo on X Street. How quickly can your sellers move out ?
Me: How about tomorrow ?
Agent1: Well by June 30th will be sufficient.
Me: They can do that.
Agent1: What about price, what do they need ?
Me: They need close to asking price.
Agent1: We'll give you $10k under list and sign it right now.
Me: By George I think we'll have a deal !
(I already knew that this was an acceptable amount to my sellers, and they are defintiely keen to get a deal going)
... the offer was fax over 30 minutes later - sellers were thrilled, they accepted the deal, and we'll wrap this up so these buyers can get their tax credit :o)
Call #2 regarding condo 2:
Agent2: Hi Sheldon ?
Me: Yes Hi !
Agent2: I just showed your condo listing on Q Street. Quick question, can your sellers move out by June 30th?
Me: Funnily enough yes they can !
Agent2: Good because my buyers like your unit. (!) They also like another in the same complex but if your sellers will accept $10k less the asking price, they'll go with your listing and we'll get underway right away.
Me: By George I think we have another deal !
Agent2: Great ! And by the way, I love your blog on ActiveRain, and I must tell you how devilishly handsome you are and....
.... OK Fine she didnt say that last line, but I'm SURE she was thinking it !!!!!!!!!!!!!
Anyway, you get my point ! The tax credit expiration is looming, and there are still buyers out there scrambling to find their new home.
Today I got 2 new deals underway because of the incentive !
... and I still have a week to go to add more !!!
